Had unit repaired Monday and Thursday repair for a valve failed and it leaked out. Replaced with used unit our guy sold us/traded for hay baler. Today different unit it was bad breaker. Also said ceiling fan/light bad. We are losing one from losing job at prison and I am kicking another one out for combo of druggie son she ran away from coming here after I said no. She can't keep a job and the place is a mess. I have had enough going to beach tomorrow. Oh and one wants me to have her unit wired for her tanning bed! --166.182.xxx.xxx |

If I had a $1 for every time I didn't know what was going on, I'd be like, why am I always get all this money? Seems like simular situation here, new stove at one property, water heater at anohter, refrigerator at a third, minor things, like small trim need tacked back in place, sofit screw missing, arrange large item trash pickkup for a couch. heat from sun causing exterior door to get extremely hot, the list goes on,,, i guess it's my turn to Get IT Done!!! --172.59.xxx.xx |

The one that wants tanning bed wired, also asked her son's ceiling fan is loose and light broken so, I think since that room is so small I need to just remove and put a light fixture. It has central A/C so should be ok. They can buy an oscilating fan if they want one. --216.126.xx.xxx |

In mobile homes or super small bedroom we are installing those near flat led lights. There is no bulb to burn out when it is done it's gotta be replaced. But they are super space saver and bright. --172.58.xxx.xxx |

I bought some LED fixtures. I thought it was a great idea until I considered what happened when they finally stopped working.
I would have to replace the fixture.
Now I use them in my kids place or in the flip house.
When a bulb goes out the tenant can replace it, then I do not have to find another fixture that is the same size or a little bigger because of the color problems with the ceiling.
The only place I keep LED fixtures is in the stairwell at my apartment buildings. When the place was built the ceiling in there is pretty tall and I do not want a tenant standing on buckets to change a bulb. That is what I did for years until I bought one of those adjustable ladders. --107.147.xx.xx |

It's that time of year! AC calls coming in every day here in the deep south.
You can be proactive and check the filters, clean the coils, check the condition of the contactors and capacitors...or you can wait for the tenant to find out for you.
Preventive Maintenance is not a silver bullet, but it can prevent many, many untimely service calls and head off much larger problems. --74.222.xx.xx |
