The vendors will let her buy stuff the entire time.

Looks like you are going to be getting a lot of new locks, OdorXit and maybe some insurance.

Then also you can direct her to the back of the conference room where the speakers have all their stuff for sale.

Most importantly she can head out early to the bar and place orders for dinner and drinks before we get out.

Wow, she is such a time saver for us. I appreciate it.

Given who I see on the list of instructors, it would be foolish not to go. It is like having a reference library at your fingertips. Where I am sure there will be some selling going on, some of these folks are actually in my own rolodex.

Take the NNN instructor for example. These folks work an equal amount for the customer if the sale is $500,000 or 5 million or even 50 million. They however don't get paid the same. To have someone take time out of their day to explain the possibilities to a bunch of us small timers, I don't think you realize what this is costing him. He sees the trends with RESIDENTAL property rights and is hedging that possibly someone in the group has thought there has to be an easier way. Folks there is, but there is still risk involved as in all real estate investing. He will guide you away from those pitfalls. He does micro deals for us small mom and pop investors

The 1031 instructor saved me over $70,000 in taxes in a single year. Please don't be that person who clips coupons on Sunday yet passes up a $73,000 discount in a single year on Monday. Believe me, all that savings were all on smaller transactions. I have also saved nearly 10-fold that in single transactions before.

The option speaker is top notch and world renown. He did a course on real estate lifestyle management 20 plus years ago. Lifestyle management! You work hard for your money; he allows you magnify that and also hedge against any possible downturns in the marketplace.

What happens when you combine all these tools in your tool chest and create a value chain? These small valuable tools get even stronger. Your money works that much more for you. Sprinkle in a few online tools enhanced with AI and the heavier lifting gets done automatically.

I understand that your time is valuable. I asked about paying yourself overtime last week and the majority of you said you just make do with what make and what you have. Let me ask something since I come from a HRM background, if you are not fully willing to invest in yourself - do you honestly think anyone else will want to?

This is a free country. You are volunteering to invest in the place, location and niche that have selected. I am not sure how that sounds when you say you are not happy with your niche, location, or specific place when Jeffery has this all laid out for you.

In the world of careers, I was to the understanding that it is best to specialize in something than to be a Jack of all trades but a master at none. I have done the Jack of all trades for years and tried many things but find myself wishing that I had been a master at one. It now seems to me that that would have worked best.

You're wise, 6 x 6. It's rare that you'll find someone who is an expert at residential AND commercial AND short term rentals AND medium term rentals AND raw land AND flips AND landlording AND gut rehabs AND taxes AND estate planning AND....

You get the idea.

If I learned one thing out of the MR. LL events, it's that to grow you MUST delegate. You need HELP. From experts in all those fields. You also need expert tradesmen and help to manage the load. Landlords who sling their own paint brushes all the time rarely grow beyond the first couple dozen, unless they are full time 60+ hours a week. That is NOT what I signed up for when decided to invest in real estate. Even now, I'm looking for a reasonable way to offload my book keeping, which is the one task I spend 1-2 hours a week on. Then I'd be down to less than 3 hours per week of DIY management.

So while it's fun to go listen to a bazillion ideas, you are wise that the key take away is you need to figure out what is YOUR "secret sauce" that you bring to the recipe and concentrate on that.

Corporate CEOs probably can't tell you a dang thing about how to change out a standard toilet to a flapper-less model or who has a sale on paint this week, but they can tell you about industry trends on the horizon in the next 12, 36 and 60 months that will open up opportunities for expansion into new markets worth hundreds of millions if not billions. You are the CEO of your rental business. Be pound wise and penny foolish... well, not penny FOOLISH, but delegate that task to someone else.

Those of us who have been in the past know that the FIRST time is like a firehose of information, but by the second and third time, you will be presented with at least that ONE fantastic idea that ends up paying for the whole Convention and well beyond. You always get that, sometimes when and where you least expect it...at lunch, maybe :)

We would not miss it except for life or death...(the last few years it was death well illness and this year it's life a new grandbaby due right then.) But hopefully there will be another one next year and we can go again finally.

What happens with that value stream?

You defer that gain on that small MFH using a 1031 into a NNN property that you purchased the option on two months earlier.

If anyone thinks they will an expert on anything after attending three days of training will be disappointed. But in three days you will learn how to use these tools individually. If you started out with working knowledge on anyone subject, then you will places where a value chain can be created.
