How do you stop this? Read a couple books and buy yourself a duplex. Rent out the other half so your tenant helps pay your mortgage. Then you can raise their rent or not raise their rent since you are the landlord. RENTER TN, my last ESA dog, which I had to take, even though it was a questionable legitimacy did $4000 damage in 60 days. After $4000 damage, my tenants decided they no longer needed the ESA dog. I had an unauthorized cat that did $6000 damage. For the first week we wore respirators so we could breathe inside the property. During Covid, I fortunately had all tenants whose jobs were essential and I didn’t lose any rent. Many of my Landlord friends lost thousands of dollars during Covid.
