I am astonished with tenant’s latest request.

Just rented apartment to two single guys on a business assignment.

Great salaries $150,000 and $160,00 each.

Agree to sign a lease for 6 months instead of a year, and give discount for $100 a month.

A couple days later he got a ticket because he didn’t know how to read the street garbage pickup rules.

We explained the rules and pointed on the sign.

Today I got this:

“Hi. I may be traveling to office and may not be able attend the court so planning to pay that parking ticket now only to avoid any late fees .

Can you give me this discount from my current month rent for 55$ ? Is that okay for you as we could not move our vehicle as we were stuck working from home.

Please let me know.”

Stuck working from home, where his car is parked?

I was going to say the same as Bonanza. I charge a 20% premium for six month leases.

Of course I will not pay tenant’s ticket.

I am just a manager for this property.

But his impudence was unbelievable!

He emailed with his request After he already was verbally told “NO”.

"The parking ticket you received is a matter of personal responsibility, as we already provided clear instructions regarding the street garbage pickup rules and pointed out the relevant signage. It is not the responsibility of the property management to cover fines incurred due to misunderstandings of local rules.

As such, we are unable to offer any discount on your current month’s rent for the parking ticket. Please make arrangements to pay the fine as required, and if you have any other questions or concerns, feel free to reach out.

I am curious how they screened going in?

How to answer "professionally."

"Dear Master Tenant, Esq. I would like to take this opportunity to respond to your request for us to grant a discount on your rent due to an unfortunate incident with your vehicle. After carefully considering your request and diligently perusing the lease to see what terms and condition whereupon this unit was let to your personage, I have been unable to find any credible reason whatsoever that we would be liable to mitigate the foreseeable expense that was encumbered upon your finances. With much regret, I cannot acquiesce to your request. Most truly yours, the Manager of this Property"

How I would answer. (crickets)

The answer has already been given. Professionals give the answer once and then let the answer stand. Back and forth causes drama and gives room to argue.

They knew that if they asked for a shorter term the expectation would be for a HIGHER rent price, not lower. I'm not sure if YOU suggested or THEY suggested but if they did and you agreed... they are thinking you are a pushover already.

I signed a shorter lease because they are working in a big company, and I was hoping to get more tenants from that company for the same apartment with their referral.

Also, I was thinking that at least they will leave by themselves (it’s NY and evictions are long).

My price was already higher than the others, but the place is better too. In reality I got what others were asking.

Usually I offer a $50 discount per person if it’s less people than apartment can have.

2 people instead of 4-5 will use less water.

I recently had a tenant text me to ask if I would text his roommate to see if the roommate had used the toilet that morning because the toilet hadn't been flushed!!

I especially liked Sid's; if you use this, most certainly won't get any more requests.

Another vote for "crickets". Not sure if he's trying to document the situation or is OUT OF HIS MIND, lol.
