I am astonished with tenant’s latest request.
Just rented apartment to two single guys on a business assignment.
Great salaries $150,000 and $160,00 each.
Agree to sign a lease for 6 months instead of a year, and give discount for $100 a month.
A couple days later he got a ticket because he didn’t know how to read the street garbage pickup rules.
We explained the rules and pointed on the sign.
Today I got this:
“Hi. I may be traveling to office and may not be able attend the court so planning to pay that parking ticket now only to avoid any late fees .
Can you give me this discount from my current month rent for 55$ ? Is that okay for you as we could not move our vehicle as we were stuck working from home.
Please let me know.”

After carefully considering your request and diligently perusing the lease to see what terms and condition whereupon this unit was let to your personage, I have been unable to find any credible reason whatsoever that we would be liable to mitigate the foreseeable expense that was encumbered upon your finances. With much regret, I cannot acquiesce to your request. Most truly yours, the Manager of this Property"
How I would answer. (crickets)
The answer has already been given. Professionals give the answer once and then let the answer stand. Back and forth causes drama and gives room to argue.

Agreed with the rest on everything.
They knew that if they asked for a shorter term the expectation would be for a HIGHER rent price, not lower. I'm not sure if YOU suggested or THEY suggested but if they did and you agreed... they are thinking you are a pushover already.
Now they are looking to see how far they can push. If they actually went to court they MAY be able to get out of the ticket "being new" but I'm sure the judge would most likely say "you can't read the sign"? It doesn't matter (in my opinion) if you told them or not about not parking there on certain days. If there is a sign in clear view for them... it doesn't matter. If I came there and parked I wouldn't be given any special rules because I'm an out of towner... right? --67.253.xxx.xxx |

I signed a shorter lease because they are working in a big company, and I was hoping to get more tenants from that company for the same apartment with their referral.
Also, I was thinking that at least they will leave by themselves (it’s NY and evictions are long).
My price was already higher than the others, but the place is better too. In reality I got what others were asking.
Usually I offer a $50 discount per person if it’s less people than apartment can have.
2 people instead of 4-5 will use less water.

This is what I did, the craziest thing: I split the ticket with the tenant and told her it was a one time courtesy (like a bank tells you when you ask them to waive a fee). At renewal I recouped it in the rent increase. --75.11.xx.xx |
