California proposes to outlaw rejecting rent throughout the eviction process right up to the set out in order to stop evictions. Essentially forcing landlords to accept rent payments no matter what source or how late/partials, etc.

From a FB tenants union.
"Our leaders and representatives need to pay attention NOW! óThis is a monumental event that will certainly lead into escalating issues with homelessness in our community.
KATU will be outside of eviction court tomorrow to offer support and resources to those that are facing eviction. This is an unprecedented number of families set for trial, and we are prepared to stand in solidarity with those undergoing this difficult day. ¤ In most cases, landlords spend more money evicting a tenant, in lieu of negotiating with them. In addition, eviction leads to first time homelessness in the majority of instances. Eviction court is the hidden driving force behind homelessness in our community and now at a record high - we must keep people sheltered.
BASIC NEEDS = HUMAN RIGHTS"
Maybe this is why I am not getting good prospects?
Too many transplants have come here from blue states. --73.19.xxx.xx |

I haven’t had an eviction in a long time but if I was evicting for non payment they would not pay if I held their family hostage so this would have made no difference.
Generally they didn’t have the money so unless someone was giving it to them it wouldn’t have worked. --162.204.xxx.xxx |

I do not if in California if it is the same what happens in the province of Ontario. Where you live in Community housing formally called the housing authority which has a bad name and reputation. The government rental units tenants are evicted where there is no slack. Suppose they come with paying off rent arrears days before the sheriff comes over where the locks are changed the eviction goes through along with there absolutely no rent controls on government rental units where one time at the residential tenancy commission a tenant was getting a 45 per cent increase where the tenant thought he was under rent control where he pay rent increase or move out. Some sort of RGI non sense. If a tenant calls the building inspector where the building inspectors are reluctant to come over as one government entity does not prosecute another government entity. In the end tenants are third class instead of 2nd class. Tenants who raise issues about the building maybe evicted. --216.110.xxx.xxx |

On another not, L.A. Building and Safety, The Housing Department and other agency's listen with deaf ears, barking illegal upgrades, repairs and solutions. As a Licensed contractor I can not preform unsafe work that could injure, kills and cause server problems to tenants and others. Several times I've gone to hearings, one yesterday with the General Manager, and all they issue is threats, fines and crazy things. The total time the hearing board and super chief inspector have is around 25 years. I've been doing this for 46 years. When I correct them, they choose to ignore me.
So choices are few. They make my attorney's quit. Threaten my tenants to file "false" complaints. So no one in City or State Government will stop the madness in L.A., I'm going to have to use unethical tactics to get even. Catching city officials taking bribes, having affairs and more. Then having things posted on the internet. --47.155.xx.xx |

No, poor life choices and/or failing to pay rent is the driving force behind homelessness! --104.230.xxx.xxx |

Late rent is seldom a money problem. It is a priority problem. Not paying rent it's an integrity problem. --64.246.xxx.xx |

what if you just give them a 30 day notice then, and terminate their expired lease or their month to month?? --172.59.xxx.xxx |

Robin gets a gold star for identifying the problem rather than the symptom. Too bad the politicians and activists slept through class, but they get an "F".
Homelessness is a symptom of drug abuse, gambling habit, addictions, and a host of other negative life choices that add up over time. No one in good financial shape wakes up one day surprised to find an eviction notice on their door. SOMETHING(S) CHANGED. If we look at the person's history (credit report, criminal report, etc), we seldom (I'd say less than 2% of the time) find it's due to a single incident outside of the person's control, such as illness, divorce, or unexpected job loss. Rather, it's multiple bad decisions repeated over time. Eventually, they exceed critical mass, and everything caves in, like an avalanche when that last snowflake hits the mountain and causes the whole big mess.
In other words, evictees have a track record. And I've never EVER evicted someone with a steady job and a clean credit report. Such people come to me with good track records, and they always, 100% of the time, leave with good track records.
It's almost like predicting the future.
Good luck, Cali. It's been fun while it lasted.

Robin definitely wins the internet today.
Sid, unfortunately I have had good people go bad on me. The one that comes to mind first was a lady that worked for a bank. Everything was fine. She kept the place great, paid on time, caused no problems.
Then she got a boyfriend.
It all went downhill fast from there.
She is long gone and has paid her damages to me. I miss the old her. I found out that she no longer works for that bank. Not sure why, just a shame. --107.147.xx.xx |
