It's been two years but tear off and replace with some but not all sheathing replaced was 38K for approximately 2900 sq ft. The one I did a few months ago was almost the same but it had about 30% of the areas flat with the rest being shingle. --99.33.xx.xxx |

Just my opinion here:
3 tab shingles about $105 a square
Metal, nails, roof paper,vents - maybe $15-20 per square
waterproof ice stop (3 ft x 66 ft) - $70 per roll
Rip off old shingles and throw in dumpster or truck- 1 day labor @ xx per hour.
Apply metal, ice stop, roof paper -1/2 day labor x $$/hr
Remove and replace any bad wood - plywood and nails @ $25/sheet plus 1 hour labor per sheet x $$/hr
Install shingles with nail gun 3 squares per hour x $$/hr OR by hand 2 squares per hour x $$
Install roof ridge vent - 1 hour x $$
Maybe a little more time if roof has valleys, etc
Cleanup maybe 2 hours x $$
Dumpster fees or truck fee - $$
Dump fees - whatever your area charges
Overhead -workers comp could be 100 percent of labor - depends on record of installer.
General business Overhead- maybe 10-15 percent of material plus labor price
Profit for company - maybe 10+ percent (or whatever they can get depending on competition of other companies)
Get materials from ABC Supply or some company that will deliver them to the roof with a conveyor boom (no use having to hire roofers to carry them up a ladder one bundle at a time.)
So all in all, it depends on if you just want a roofer to give one price and the amount of competition.
Ridiculous high prices mean little competition from other roofers or they think you don't know going rates. (Unfortunately, some contractors take advantage of customers who they don't think know the going rates, especially ladies, old people and also apparently wealthy people.)

Those are just the prices around here. I obtained other quotes for one of the jobs and it was the cheapest by 10K.
Maybe lack of competition or crazy cost of doing business here. It's probably the same reason a small house is over 1 million. The rates were a lot less not that long ago. I would say the last two I did a few years before the prices going crazy were about half. In any case I would not be doing it myself or hire uninsured roofers.
For comparison a SFH(2100sqft house) I had done about a year back was 19K.
Asking around my prices have been lower than what others are paying.
One roofer told me he stopped doing flats roofs because the additional insurance cost was 45K. I have no reason to doubt him. --99.33.xx.xxx |

Last summer I had a couple done. I provided all materials. Sub provided the dump and labor. Each house about 25 Sq. For removal and replacement of one layer, I paid $72 per sq. With many friends from south of the border recently having gone home. I am expecting to pay at least $80 a sq this summer for labor and dump. --47.161.xxx.xx |

In 2005 installed metal roof on house where since that time the house next door went through 3 shingle roofs where the last time the roof decking was rotten where many sections had to replaced. I spent $5,000 which included the 7 per cent provincial sales tax where now still have the roof where will continue to last. Worst case would start to rust where we paint roof with a airless paint sprayer. Last week at the hardware store one metal roofing company had a 40 and 50 year non prorated warranty on metal roofs. The metal roof is good for a wind speed up to 190 kilometers per hour where a shingle roof the shingles would be on the ground then the roof will start to leak. I believe any money spent have to get the money back then continue to get the money back. If ever sell house the first comes up is the roof where seen some metal roofs in the country 50 years old. Any product that uses oil is always going to go up a lot. With one layer of shingles 1"/2" wood strapping then leave the shingles on the roof as metal roof weighs a lot less then shingle roof. Most commercial buildings with a pitched roof use metal roofs. Metal can be recycled where shingles end up in landfill. If concerned about cooling costs then a light coloured metal roof is going to be a lot cooler. It is possible to buy metal shingles where the straight metal panels are less labour intensive. In 2005 returned the gas fired hot water to rental company which was scrapped then bought a Takagi demand water heater where today 20 years still have only cleaning no parts replaced. Often referred to a tank less. A gas fired water heater the heat is always going up the stack where the water has to re heated even though no water is being used. Most the new demand water heaters are condensing which means higher efficiency as there is secondary heat exchanger at 95 per cent. --216.110.xxx.xxx |

If the roof was on one of our garages, I would challenge Hubby to a race, each of us taking a side. He would win; it would be interesting. The last garage roof challenge was 30 years ago. The roof is still in great shape after summers of squirrels sunning on it and a tree hanging over it.
Speaking of ABC. After COvid there was a big sign on their door stating they only sell to contractors. So we can't buy from them anymore. Are any of you able to buy there in different areas of the country or is it just here.
Before that, we did a supply comparison between ABC and Menards for siding one of our buildings. Not only did Menards have what we wanted, it came in a week. ABC was unable to get what we wanted so our 2nd pick would take a month.
The siding quality was better from Menards. You could choose your quality, the price was good and you got an 11% back rebate.

I know that the cost of metal roofing materials has doubled over the past few years. Ordered supplies for one on Monday and supplies on a 15 x 36 area was $1,700. It wasn't that long ago that $2,500 got the entire job done. Now it is closer to $4,200.
