I have a section 8 resident who has given notice not to renew as she is now eligible for a larger voucher. Usually I do not get phone calls from other landlords where they have applied. Her leave will end April 30 and so far I've received one phone call from an application she filled out listing me as current LL. They asked two questions, 1. Does this person rent XX address from you? 2. Has she paid any late fees,? Since section 8 currently pays all her rent the answer to #2 is no. And I stated that all the rent is funded by the program... They responded with "Oh, good, great" and that was the best of the conversation. No more questions. Yesterday I received an email from a property company, the email contained a link to give a reference for this resident of mine. So I thought this was pretty nice stream lining to just sent an email with the questions. Anyone do this? I did click on the link and the first two questions are dates, move in and out and address... I did not have those in front of me so I just left the form. Now I'm thinking why do I want to fill this out? April is not really a good time for me to deal with a move our and I'd rather she just stay another year or two. Shouldn't I be more corporative and fill out the form? They keep the house and yard decent and I'd rather keep them there. Guess I'm getting older and don't want to be bothered with starting over. Thinking of selling this one property. Or making improvements if this family does find a place. Just really don't want to deal with it right now. Not sure I want to participate in the process. If they find a place on their own, fine, but it feels like I'm sho-oting myself in the foot! --172.59.xxx.x

It's up to you, but I'm a firm believer in, "Do unto others as I would have them do unto me." I appreciate it when a landlord gives me a reference--good or bad--to make an intelligent decision; therefore, unless there's a compelling reason I CAN'T give a reference (i.e. tenant hasn't signed a release), I always give it, even when knowing it's going to cost me a turnover.

P.S. Your tenant is moving, whether you give a reference or not. Sorry to bear the bad news, but dragging your feet isn't going to save this vacancy.

P.P.S. If you are tired of turns and hassles, consider selling and 1031 into a long-term commercial rentals. 3 - 5 year leases are common, and they almost never bug you in between if you set your lease up as NN or NNN (double or triple net). It's a great "retirement" plan for landlords who want mailbox money!

If they are good tenants and nice people I go out of my way to give great feedback. If not I mostly just stick to a few facts. There are times when I am checking references where other than the fact they people were renters they won’t tell me anything.

So when I am checking references I go by what’s not being said as much as what is.

After reading all the above I have come to the conclusion that the first inquiry was a person calling and the second was an email, a task put on my to do list and not personal and disconnected. Whenever I have inquired before for rental references, sometimes I am asked to email them a copy of where the tenants have signed giving permission and a list of the questions that I have. I actually have a form that I can send them.

It is possible that the one emailing you has experienced this before and so has decided to just go ahead and email the questionnaire.

I wonder what would happen if you were to ask her if there is anything you can do that would get her to stay? Maybe she would like a new ceiling fan or something.

We email our reference requests because I would rather fill one out myself rather than chat on the phone! Much quicker.

Not judging morals... just good business practice, I think. And good life practice in general.

I get it. Vacancies suck! But it's part of our world. I console myself because usually I can raise the rents more than my standard annual 2.9% auto-increase... and I usually get new pet fees!

Something about more rent makes the heart lighter... or maybe it's the couple founds of beer I enjoy at a local pub after each successful new leasing! For you, that can be lunch. --184.4.xx.xxx
