State Specific Question About: NEW YORK (NY)
With all the changes to being more tenant friendly lately, what’s the min credit score you will allow?
I know with me it’s a combo of income and credit but wondering what others have a number that’s the min? --174.208.xx.x |

In the province of Ontario it is minimum of 700 and above. Unpaid utilities and unpaid rent go hand in hand together. Moving around a few times a year usually means evictions. Oh you are discriminating I will take you to human rights tribunal where I will give the phone numbers of the credit bureaus then fix negative credit ratings. A thorough credit check on all adult applicants along three pieces of photocopied identification. Incomplete rental applications along with place of where they work does not exist where check in yellow pages or on internet. One lie you are out. Vacancy rates here are at time low here so those who are eviction cycle will have to go to community housing formally called the housing authority then if evicted homeless. Housing is not right to abuse private sector rental housing providers regardless of government legislation you are better to leave for a few months then have a completely trashed out rental unit with thousands dollars of damage along rent thousands of dollars of rent arrears. Usually problem tenants are looking for keys where most will avoid credit checks. On the internet ad will provide rental applications to those interested in rental unit or house. They often never show up. Common tricks are to change one letter in the surname where no credit history or references from friends or relatives where you ask if they have any apartments or houses for rent they do not know what are talking about. So those checks employment, identification and references it is not worth running a credit check as they already lied. --216.110.xxx.xxx |

Larry, it's not that simple.
You will probably not have a credit score at all if you have only the basic bills like utilities and rent and typically pay in cash. If you do have a credit score, it is likely to be a low one.
If you have only a small credit card limit and rarely use credit and pay cash for your car and pay your bills on time, you will likely have a just barely decent enough credit score, but not a very high credit core.
You will likely have the highest credit scores if you carry a high amount of good credit, such as mortgages at a fairly high amount, and have low utilization of revolving credit, but have very high limits and also pay your bills on time. The exact rules for each scoring type vary with the company, and change a bit over time.
Like Deanna says in another thread, you have to know your market. Like NE says, you don't know what you don't know. And if the basics of money include credit scores, landlords cannot just make assumptions about what the credit score is telling you.

I'm also a long-standing proponent of looking at WHY the score is what it is.
That said, I've never found anyone below 550 that had a good enough reason for me to trust them to pay the rent. The few I tried ended up getting booted within 6 months or so. So, while 551+ isn't a "congrats you're approved", it has become a minimum requirement for me not to DQ them immediately.
I just checked for kicks, and apparently you can qualify for an FHA home loan with a credit score of 500, if you put down 10%. Score of 580 only requires 3.5% down.
Sheesh.... I guess when you have Uncle Sugar's endless deep pockets, it doesn't really matter. Buyer destroys the house? No worries. Sell it as a repo and print the money to cover the loss.

During prescreening, I look at the credit score of every adult applicant and if any of them is below 600, I don't much care why-I simply move on to the next. If I find myself in a situation where I'm not filling units, this would be the first criteria I'd relax, but only for medical debts. --165.85.xxx.xxx |

Since NY only allows may of one month security the credit score is one area to consider. My current resident had good credit, but the job history of the wife was very short. I would only rent to them with a non-occupied tenant who owns real estate. The parents signed the lease as they live the town over in the same county. They have been solid tenants and are now trying to buy a home. The issue is the higher criteria usually results in shorter leases, but the quality tenants are certainly better.
