Convicted or accused? ;)

Years ago, we had a young guy who *later* thank goodness turned out to be a serious, serial child predator. He's on the list now but was only 18 at the time so was probably a recent victim himself. He's the most serious offender I can think of.

Also Burglary: a contractor who stole tools and materials from the jobs. He was also a counterfeiter! Spent five years in prison for that. In fact he was the last guy I didn't run a background check on - he was a good con man who freely admitted to issues with drugs when he was young. Then about 45 or so, so I didn't bother with the background check. STUPID!!

I had swat break windows and doors to arrest one years ago. They thought he was dealing drugs and perhaps manufacturing but all they found was a small stash of weed. Come to find out he was a member of the Arian Brotherhood and had served time for murder which I didn't know at the time. That was early in my RE career when I was relying on gut instinct to screen tenants. --209.205.xxx.xx

Smoking in my non smoking homes...but only in the bathroom with the fan running. Once they needed to get rid of a car from their driveway, no plates, he had gotten really mad one day and took a baseball bat and beat the crap out of the car, she towed it with her car up to the hwy and left it on the shoulder of the hwy, about a mile and half. Drug dealing by tenants kid(Joined a gang)

Walking around like a zombie from hard drug use

One tenant was murdered and another shot. The tenant was murdered a few miles away but one shot was at the property.

I had a couple, her second marriage with a teenage son move into a 3 bedroom apartment. I tried to teach the son about pride of work, instead of joining a gang and committing crimes to support himself, he could learn a trade from me and get paid for his work. Painting the wood steps, window sills, etc. at $20 an hour, paid under the table. He also wanted to my one of the cars I parked at the property, an older Nissan 2 door with 40,000 miles. I told him if he stays in school and maintains a C+/B- average and saved half his salary I paid him, we would work out a deal in 6 months.

Having worked for me for 2 months, he was on the road to having his dream, a car he worked for and had proof it wasn't thru any crimes.

He took his girlfriend to a burger joint on New Hampshire Ave. and Beverly Blvd, in Los Angeles's Koreatown area. One person at a table said a bad remark about his girlfriend -- "Your Bitc_ is fat as a cow, maybe you knocked he up by mistake"?

My tenants kid, the one who for 2 months was on the road to a new life, pulled out a gun and shot the foul mouth in the chest. Then skipped to Mexico.

Have had a couple of them start dealing drugs. One was pills that he procured from an old folks home that he worked at.

One was hiding her ex who had a couple warrants.

DWI on one for sure.

One guy was doing vehicle work for some of the neighbors. Collected the money and bounced.

Animal neglect where animal control was brought in.

Worse was a guy that I inherited. It was a duplex. The other side came empty and he found a family to move in. They had known each other a long time. I sold the place on contract. Few months later I see the guy is in county lock-up. He was molesting the youngest son of the family next door. Guess he had been doing it for years. Then they moved next door. Mom was nibbing in the kids phone and saw pics. --107.147.xx.xx

The drugs in the hood are soooo prevalent I don't count THAT as illegal. EVERY user is a small time dealer.

Had a heroin addict-AIDs-patient running prostitution out of a bank owned duplex I paid 40k for. But THAT is the worlds oldest profession. The eviction on that one was a better story. --198.168.xx.xxx
