I signed three roommates. Two move out 2 months later but did not sign to relinquish the apartment : I gave the remaining tenant a form for them to sign to give up their residency, but the first tenant did not get their signatures. I left it to the remaining tenant to work it out. The remaining tenant is fine and pays and takes good care of the place. The other two have left most of their belongings and hadn't been back in a month. The remaining tenant has filed a police report of a break in since items were discovered removed and the prior roommates are not answering to see if it was them retrieving some items. Do I have any duty to offer to change the locks? What is your protocol? There are 8 months left on the original lease.

I’d fix any damage from the break in and charge the existing tenant (jointly and severally liable) and not do anything else until the unit is completely vacated or rent goes unpaid. I don’t care for the he said / she said. --24.152.xxx.xx

You cant change the locks,they are still your tenants, i wouldnt remove them from responsibility,just because they moved out doesnt make them not responsible. i wouldnt do anything --74.77.xx.xx

My opinion is to change the locks and send word to the lost tenants that the locks were changed because of a possible break in but they can get new keys when asked for.

Does the one tenant make all the payments on his own? That is good of him, if so. While I agree that it is not your responsibility to deal with the lost ones, if he likes it there and does everything solo why not make moves toward him being the only one on the lease?

Eight months is a long time to worry about a lost roomie returning and taking more than they should. Lock changes and posting a notice might save you some hassle? --107.147.xx.xx

I don't understand - did everyone sign the lease initially? If so this should be joint and several responsibilities.

At this point, the residents might want the place rekeyed. So if you don't give everyone a key you can't hold them all responsible. Since you didn't create this issue, but it exist - you have to get involved so i would be charging them and asking for the person who moved out to help pay for he rekeying. --174.131.xxx.xxx
