Am considering section 8 in a multifamily. This would be one on hud and other units at competitive market going rate. Is this a good idea for a small 3 or 4 unit complex? --172.59.xx.xxx

In some areas you can get more rent with subsidized programs than on the open market so that's a great profit center. You are mostly going to get paid regularly.

There are negatives so how good are you with bureaucracy?

They will conduct yearly inspections and expect you to fix items that the tenants clearly broke. If you have a problem tenant they are usually not helpful in resolving the issue.

It is also hard to find the diamond in the rough.

I have a couple of really good S8 tenants. In our state we can't decline them but the reality is that 99.9% will not qualify on credit. --99.33.xx.xxx

One of my favorite tenants is section 8. Keeps place clean and tidy, lets me know if things are not right, ( helped me get rid of another problem tenant just by letting me know what was going on), respectful, pays their portion on the first of the month-every month for the past 8 years.

A few of my worst were section 8 before I evicted them..(inherited when I bought the property)

It's not if they are on section 8--it is what kind of person they are.

Got to screen them just like all the others

A few extra hoops to jump through--but not that big of a deal

Not everyone is the same Charles. Some section 8 folks are awesome, some are less than desirable. Screen like you screen everyone else.

I find in 4-unit places, there just seems to be one family that just doesn't blend in well with the other three.

Are your four units all about the same size and similar layouts? Or do you have three 3 BRs and one 1 bedroom. 1 and 2 are a nice mix as is 2 and 3 BR units together. --174.131.xxx.xxx

In California, you can NOT accept a Section 8 tenancy! Once they get a foot in the door, then Section 8 will take control--thinking they own your property. --47.155.xx.xx

You screen like any other tenant and very few qualify.

I only have two now, in different properties. I have had both for around 15 years. There have been no issues but that is based on the tenant and not the organization. I don’t actually look for them but there is the occasional person who speaks Norwegian with a Finnish dialect. --174.195.xx.xxx
