Quickest one in a while actually. 3-4 weeks. $25 increase from last tenant but still 20% below the market average for same size units. But it didn’t sit for 4-5 months trying to get market. --174.249.xx.xx

Nice job - it is clear that the marketplace is changing. As investors we get hit from two angles. The real estate purchase side of the house along with the tenant marketing and selection section.

Guess what group is stuck in the middle. I can understand the frustration of the log jam. I am a huge fan of constantly stepping up the quality of a place when I sell.

It could mean selling a class C house and buying a class B one. It could be selling a class C place and carrying paper to an investor. It could be exchanging a SFH for a MFH (to increase cash flow), shifting from a heavily depreciated MFH to OGM rights, small commercial place or into a NN or NNN.

I would caution anyone of buying a NNN in today's environment. Additionally, if someone is considering flipping a place, stay with a simple tier one home. That fancy stuff near our local lake is staying unsold where those houses under $200,000 are under contract rather quickly. Hate to see anyone get their finances bruised. I am afraid we are closer to a peak than a valley. The effect of the 2.5% spread on T Bills and mortgage rates has created grid lock. We have elected a disruptor, and a log jam will break free.

Doing nothing at will lead some folks to be part of that washout from that log jam breaking up --174.131.xxx.xxx

Congrats! Something about that "I'm full!" feeling that puts a smile on the face and a little extra spring in the step... and a little extra jingle in the pocket! *wink

I'm filling my one vacancy Monday or collecting a Holding Fee. the approved applicants haven't decided yet, but if they do nothing by the end of today, I've got a backup right behind them. And a backup behind that backup.

I think the speed of renting this came from me not even trying to advertise it at what the competition thinks their units are worth. The competition says it’s worth $800. Section 8 says it’s worth more than $850. The market that I actually rented it at says it’s worth $630 and I had multiple qualified applicants. There’s NO WAY I’ve would’ve got $800 or more for this unit. I actually may consider section 8 for the first time again in almost 15 years. If I find some dumps, I may rent them that way. Section 8 is paying a price way over what I’d ever get from the general public. When I follow what the competition is pricing their units for, it never crossed my mind to consider that they might be taking section 8. That would make sense for such a high list price. I dont want them, but I may consider them. Yes Sid, I’m still interested in commercial. It has to be very hands off though. --24.152.xxx.xx

NE, do you really want to sell your soul with Section 8?

You don't come across as the type that even agrees with that system, for the most part.

Personally I will never go back to Section 8. Too much corruption, at least in my area, with both the office and the tenants.
