Some folks have expressed a desire to market empty units that they have cheaply and effectively. I wanted to share an idea that I implemented and works. I couple three techniques into one business practice.
On the refrigerator, I have a magnet with a sticker on it. It reads -
Top Referral Bonus for Successful Placements
Ray (xxx) xxx-xxxx
Offices, Apartments, Garages, Houses
For maintenance trouble calls
xxx-xxx-xxxx
I offer a move in special when I want to offer perceived improved value. I partner up with the local pizza shop and give a certificate for a small cheese pizza for move in day. The pizza shop also provides me with magnets where I have their menu hanging from the frig. A small chesse pizza doesn't go far, so the pizza shop gets the three pizza order and they make their money where they do best - selling toping and additional pies.
Hopefully someone can implement this. Why do I like it? You should know who your great residents are and their referrals tend to also be very trainable --50.96.xx.xxx |

DJ - I don't advertise the free pizza in my adds. The way I see it, if folks have passed my pre-screening process - my job is only half over. I now need to connivence them to move in. This is where move specials (free pizza) and welcome home gifts give me a slight edge over the next place. I needed a way to create WOW.
Sure these things will run me about $35, but I am sure that after seeing a welcome home basket and pizza certificate - that people remember that little bit instead of "that was the place where the last folks who looked at it tracked in snow." $35 around here is only one days worth of rent --50.96.xx.xxx |

We have ship clips that have magnets on them.
Can't hang a bag of chips from the fridge, but the empty clip stays there until needed.
