The City/County Section 8, told me I "had" to accept a Fire Victim, for any of my three vacancies in an apartment complex I own. The City refused to provide me with the applicants "personal information", saying they had already run a background check--and the person "Passed"!

To the "Applicants" came to view my available apartments in the complex. I had a single, 1 bedroom and a 2 bedroom. All with full appliances and an carport covered parking spot.

The first thing the applicant demanded was their own private garage. Half of my units in the property have garages. I explained that I rent out garage parking under a "commercial" lease, not subject to rent control, for $100 per month. They refused to pay an extra $100 for a garage space.

Next they wanted the 1 bedroom apartment for the same price as m single, no bedroom apartment.

Also they wanted a second air conditioner added to the bedroom.

So I handed them a Blank Application to Rent or Lease. This person all of a sudden didn't speak any English. I told them no problem, I speak 7 languages and my manger speaks 12.

Then this applicant said, that she had already filled out a "form" with Housing. I responded:

"This is all well and good, but, you are now asking for additional services outside the scope of the Section 8 Contract. You now must provide me with the information I requested, or I will NOT be able to process you to a tenancy"!

So I was reported to "Housing" as being discriminating against a-non-English Speaking Person. I responded that I tried speaking half a dozen languages, but all of a sudden this person spoke to me in perfect American English. My foreign tongue wasn't to their liking.

Finally someone dropped off this applicants information. So I ran a basic Credit, Background and more. Came back this person owes over $11,000 in back rent. 5 collection accounts and a FICO score so low, I had to put on my reading glasses to read.

Section 8 responded that I will be reported for running an illegal Credit/Background check. I told the Section 8 case working that I had gotten another set of forms, with the express permission to a complete background report.

I said that you jerks at Section 8 was trying to stick me with a dead-beat with a history of not paying rent and skipping out of debt. Why don't you place them in one of your owned buildings?

RB, have you ever wondered how RJ has time to learn and stay proficient in 7 (or was it a half dozen?) languages while maintaining three separate contract licenses, managing dozens (hundreds?) of rental properties, constantly fighting with the city over high $$$ fines, staying up to snuff as a world-ranked black belt in martial arts, and all this while developing a plan to stop water and electrical service to the City of LA?

I thought I had automation and efficiency down to a science, but I can't compete!
