Biz opportunity. Random thought.

My goal is to do inspections at all of my units twice/year.

Change air filters, smoke alarm batteries, check for any damages, maintenance issues, etc.

Reality: I don't get 'em done.

Would love it if there was a service I could pay just to do these inspections.

I've learned, with my other businesses, that if you outsource something, it is often done more reliably than if done in-house.

Interesting. I’ve found the exact opposite. When I outsource something, I normally end up scratching my head asking why I didn’t just do it myself. Except for 2nd story roofs and HVAC systems anyways. --24.152.xxx.xx

I am with NE on this one.

Property management doesn't seem to work well in my area. Nobody treats your property like it was their own.

Now if I could get a handyman in place to do this for me I would give it a shot. Someone I could train to do and look for things the way I want it done.

I actually sent a mass text to a lot of my contacts last Friday asking if they knew anyone who might be interested. One person said he wanted to discuss. Two others gave me names and two more said they had some people that they would check with.

Already talked to one guy. He is on my short list. Will give him a couple small tasks and see what happens. Unfortunately I know he did some work for my banker and charge over what anyone should have for what was accomplished. We discussed things like that as well. --107.147.xx.xx

Write down a list of steps to go through, a checklist once they get there, and hire a college kid or a stay-at home mom whose kids are at school. Jefferies course gives you such a check sheet that you too can (wait for it) "Taylor".

His course is allowing you to free up time so you spend it on doing the things you 1) really want to do 2) Make you more money than is costing you to outsource. 3) So if finding one house a year makes you more money than your handyman chares you per quarter - everyone wins.

Now you also be like me - bang your head up against the wall and try to figure out why you have headaches. Yes, my method saved me a little bit of money on the course initially, but it doesn't give me the time back that I lost. Others may disagree, but one day we all will wake up and realize, we grown older.

Ned - is it a valid job opportunity, absolutely. The need to take care of properties grows as your business grows. I once was looking for the perfect employee that was perfectly trained already. Truth is the best trained people to suit your needs are trained by you. Filters, trash, even edging in the yard is not rocket science, but having that system is where the money is. --50.96.xx.xxx

First off...I agree that no one will care as much about your property as you. Thus, I have no intention of hiring property manager...until/unless absolutely necessary.

That said, a specific checklist is exactly what I'm thinking. Detailed, step by step, what they need to check and/or photo.

I know from experience, that since it's not something I HAVE to do...it gets pushed back priority wise every time... and instead of being PROACTIVE and PREVENTITVE with maintenance issues... I am REACTIVE.

If I have a specific agreement, with a specific checklist, and pay a specific amount per unit...and get the right person...I'm thinking it could work.

Sadly, my day job (business) gets priority over my rentals...and I don't have (make?) the time for regular inspections. Not even annual.

My goal is to be systematic/regular about it. A twice year report. Make for better planning for cap ex, better safety, better preventive maintenance.

I've been collecting single family homes for more than a decade...and have 30ish of em...

I've been wanting to be regular and systematic with inspections for about that long.

We do inspections when we are called for a maintenance issue. We let them know before we come that we'd love to do a "courtesy check" while we are there. I usually do it while hubby is doing whatever maintenance is required.

If we don't get to a unit for a repair, we do it when we do the annual sewer cleaning. I do it while the plumber and my hubby hit the sewers. If the tenant is home and seems amenable, I ask how they are and they may tell me something going on in their life that is good to know for business reasons. That is something I wouldn't get if I hired out inspections --75.11.xx.xx

Ai would only create a check sheet 6-er. A human still has to do the work. If some doesn't have the time to write a three minute prompt, they can always sit down and write a check sheet from scratch too.

So is it faster to proof read an existing document or create it from scratch? For those nay sayers about AI, just ask your competitors. AI is coming - with or without everyone on board. The Amish don't believe in cars. They get by, they just don't have that much free time --174.131.xxx.xxx

Ray, I can get on board with the checklist and proof reading but in general AI still has lots of problems on the consumer end of things. Of course, businesses are all implementing AI because they are no longer as concerned about customer relations or satisfaction. I just have to wonder when the customers will finally get tired of it all. As far as the Amish, I don't believe they are concerned with how their lifestyle doesn't fit in and I bet they have a lot let stress not feeding their minds with all the social media, marketing all over the place, and AI. 6x6, you can live different. I just had homemade Amish shoo-fly pie the other day. Still have some leftover. Tech has its place, but it can go too far and you can become too dependent.
