Each year, in the last week of February, is when my once a year rent increase notices get mailed to the tenants who are due for a rent increase. My notice is 30 days and becomes effective on April 1st.
In the past, I have always done $25.00 increases, however, this year I am considering doing all $50.00 increases. As usual, I will have some tenants call me and start whining and threatening to move out, but they never do. Other more mature tenants will want to know why the usual $25 got increased to $50.
My only justification for a rent increase is that inflation in the U.S. economy is here to stay. A dozen eggs now cost $10.00 and a 32 oz. jar of mayonnaise is $8.50! A gallon of milk cost twice what a gallon of gasoline does. And when the President's tariffs kick in, there is no telling how much higher prices will get.
So, what is your justification for a rent increase this year? Can I assume everyone here is raising their rents this year?

Got on Zillow, CL or wherever and look at the advertised rents that other landlords in your town are quoting for similar type properties as yours. I have several long term tenants. One has been with me since 2011 and for a 2-bedroom pays $780. She has had one increase since she has been living there. Doesn't ask for a lot. Two other long term tenants who have been living in the duplex for about 8years. One has had no rent increase and the other has had 2 (approximately every 3 years). This is their 3-year mark. But what's more is that my property taxes on all 3 of my units went up approximately $300-400. So those rents for sure will go up. --170.173.xx.xx |

I know when I track what the competition is asking, my rent price usually ends up 15 to 20% below the average market for comparable units. It has been that way for years. The last two units I filled, I ask on the application how long they intend to stay. Both were upfront in saying they were ready to buy a house. The last several tenants who told me that never met their goals. So that worked for us in that they stayed longer than anticipated.
So I accepted two separate newbies as I knew I wouldn't have trouble with them. That would further my goal to have a life while being a LL. Since moving in, both units have been ideal, paid their rent early by a few days via Zelle so in my bank early. Communication is great. Did a recent "courtesy maintenance check"; the place was well taken care of. Won't be raising their rent more than $30.
Sorry I digress. Property taxes went up over $1000/place. My husband ran into one of our tenants and told her. She knows how much the new door she got when the Fire Dept. broke the door to save the life of a prank caller who gave the building address to 911. He even told her it wasn't sustainable. After the provincial and federal election there is going to more trade within Canada along trading with other nations. Tomorrow if I need to go the hospital or doctors office I do not have to worry about the costs along with costs of prescriptions. Under universal medical care I am covered for high tech procedures along with everything else where only have to pay for the parking at the doctors office or hospital. For now tariffs are on hold for thirty days where many vacations were cancelled along with what was on shelf in the liquor stores was taken off the shelves. People who now go grocery shopping are looking to buy products made in Canada. Many tourist destinations in the Us are already seeing the decline in tourism where people will have to laid off along other industries will have lay off people. In a rent controlled 1930's Spanish Style 8 unit apartment property, I finally got out all of the prior owners bad tenants. I was working with a clean slate.
Every year I was allowed to raise current tenants rent by only 3-7% per year.
In special cases, when a tenant had a second birth, extra occupants, etc., I "Could" raise their rent per extra occupant by $100 or by 25% per person with the proper notice.
In when gave a tenant a notice of increased rent by only $100, they screamed bloody murder. So I wrote them a letter with a new increase, now 25%/ $250 extra per month.
I sighted that when I kept their increase way below market rate, they complained, threw trash in the common hallways and played music to protest. It wasn't enough they purchased a second car, new from the dealer. Had a new Large Screen HDTV, full cable, internet and cell phones for all of their kids/family. They could afford an extra $2,000 for stuff, but complained, with all of the extra wear and tear, water/sewer costs, about my $100 rent increase.
So now they could pay and extra $250 per month, or move.
They moved next door. Got an apartment for 50% more than my building. Ans since that property was not under any rent control, after six months their rent went from $1,500 to $2,000 per month. --47.155.xx.xx |

I provide a sheet showing what the fair market rents are from HUD. I am not sure where HUD gets this data, but it seems about 20% higher than they should be so I suspect they are adding in utility cost to this number.
If I give you a report that says you should be paying $1,100 and you are only paying $879, that $25 increase doesn't look so bad when I also show that last year you should have been paying $1,025. Are my residents happy when I raise rent - not at all. But the rent is only $909 where it should be $1,100.

Also, a vacancy does not always equal getting a higher market rent. Sometimes you end up getting the same thing that you were getting. Sometimes you end up getting LESS than what you were getting. Like I said earlier in the thread, if you sit vacant for 4 to 6 months, how long is it going to take you to recoup that loss at your new price? I build the annual increase into my lease for the automatic renewal. 2.9%. That's if no one does anything.
If I want more, I send out the increase letter before the automatic renewal kicks in.
How do I justify it? Simple. If you want to live here, this is the new rent. Otherwise, I need your 30 days notice.
I have never. Not one time. Never Ever. Gotten a move-out notice due to a rent increase. Not. Even. Once.
Do what you want with that. Answer the phone if you want. Get into a 10-minute argument with your tenants if that's what floats your boat. As for me, all calls go to voicemail. I return them when and if I see a need. But here's the thing: after having properly training my tenants, there are few phone calls. Everything goes by text or email. And there are no arguments about rent increases. The rent is what I say it is, or they leave. And they never... EVER ... leave.
Simple. Elegant. Time to crack open a cold one.

My plans stay at raising everyone 3% this year. Some have already gotten the increase.
I have been lucky, I guess, as to not have long vacancies. Then again I won't know for sure until the next one comes along.
I have a form letter that I send, even tho the new leases say there will be an annual increase of at least 3%. The form letter just says something along the lines of because of increases to materials, labor, taxes and insurance we are increasing the rents by $XX per month to help deal with this.
No push back at all. I am a little lower than FMR on most and possibly at it on a few.
It has already been decided that if there is pushback that person is free to leave after the 30 day notice.
I will not negotiate with a person regarding my business plan. If they think they can do better they are more than welcome to buy and rent properties on their own. --107.147.xx.xx |

The one before that: vacant for two months? But that was after listing it while occupied for a few months too. And lowering the expected rent.
Next one filled quickly for March 1st for a bit lower rent than anticipated.

Well, if it was only that easy every time. One thing I’ve learned on here is that most people don’t usually post their true hardships. I’ve had good luck with the self rent raise letters. I only send them out on units that are substantially below market. Against my better judgment back in October or November, I sent out three raises certified mail. For some strange reason all three of them came back to me. On deliverable. It wasn’t a week later that I got two move out notices on different units.. And I said, thank goodness those letters came back. Real life experience is why I don’t rock the boat. I don’t pretend everything always goes smooth. I am very curious as to why you (and others as you say) have extended vacancies when there 'seems to be' a rental property shortage in most of the 50 states. I am willing to bet that if I saw all of your rental properties, where they are located, what condition they are in, etc. etc. I could offer you some suggestions on why you have extended vacancies.
Since this topic has nothing to do with my original post here, I wish you would make a separate post titled "Extended Vacancies" and just describe your rental properties and where they are located. Location is a big factor here. In my town, Class A rentals have extended vacancies because the local tenant pool here that can afford $3,000/month rent is very small.

It all depends on your market and if your rents are already very generous.
You don’t want to fall too far behind like I have done either. But at some point if there is little to no profit it makes more sense to sell. I have been more aggressively raising over the last few years because it’s almost impossible to catch up.
If they complain, which happens maybe one percent of the time, I simply suggest they move somewhere that better suits their needs.

The last several years I've been sending rent increases. The low ones have been about $50 (6%). Last year I had a 10% I think.
I try to bump up the rent every year a bit and they never ask questions because the increases. The rents are always under market.
I'll start at market rate when I have a vacancy and it has been moving up so quickly here that the rent increases can't keep up.
Vacancies have been taking about a week to fill. I usually can't get the place clean and dialed in before people are ready to sign a lease. I'm sure this "problem" will change soon. --34.100.xx.xxx |

I've never filled an apartment in mere weeks or days. It's usually at least a month at the soonest and that's in the best of times. I've been having issues with filling apartments going back to 2021 and it's gotten progressively worst. I lucked up here recently and filled a place in 45 days. I started off with a discounted rent rather than shoot for the moon. I think the actual market price has to be discovered. I think the same applies to overall values of real estate. I'm equally distrustful of advertised rents and prices. Neither of them is real.

I do raise rents every year from the start on all tenants as my expenses are always going up and I want them to understand that. I just pulled it up on realtor and it shows for rent.
That place has great curb appeal!
I know you were asking Roy, but I don't see any big problem. Wooden kitchen cabinets, but I have some with those. Couple of pics show as blurry on my end, but I am sure that isn't ruining it for you.
Maybe it is the fact that the front door doesn't have a peep hole? Ha Ha, just grasping for those straws.

Plenty [MO] I love it. I think you need better pictures. I watched some youtube videos on taking better pics with my iPhone and the difference was amazing on capturing the rooms better. Also I got a insta360 camera and did the Zillow free 3d tour it was a hit. Also I added a for rent sign by the road with a QR code that took them right to the 3d tour. I think also you should check your mrlandlord notes on how to fill units fast. Every time I am struggling filling a unit I realize we went over many ideas in class and I just forgot. I have to say that many of you miss the real way to price your rental. If you had to buy it TODAY, in the condition, location it is (RMV)-- and put 20% down--- how much would that mortgage be? Now temper it with what the market rent is..and come up with a realistic amount.
If there really is a high vacancy rate where your rentals are--this can affect how much the value --and rent will be.
In Oregon we have to give a 90+ day notice of rent increase-I sent notice prior to end of December- Goes into effect April 1. So far, no one has given notice because of the increase. Lost one tenant because they bought a house.

Like Ray-N-Pa I also look at the HUD FAir Market Rents which are adjusted every year to reflect the MEDIAN rents for the area. The Median rent is the middle rent with 50% above and 50% below. And it does include utilitites in their calculations. The local housing office does a survey every year of LL and uses that as a basis of the rent calculations. These rent figures are also used for Section 8, which will not pay rent that is above the MEDIAN rent. We have for years participated in the housing rent survey and we have given them all of our rents by bedrooms. I most cases our rents are higher that the MEDIAN rent, so in effect we have contributed to the rent figures rising. Also participating in the rent survey are apartment complexes. Since Covid there has been a big increase in rents, driven by demand, low inventory and tenants not moving as often. On 1 br units we raised rents by $125 and $150 a month, but we hadn't raised rents is several years and had tenants stay for 5 or 6 years. So we were neglectful in not raising rents since Covid. On a 4 br house we raised rents by $450 a month, but haven't raised rent in 3 years. We have had tenants stay for 30 years, and have a current tenant on their 25th year and several tenants in the 10-12 year time frames. Our average tenant stays 12.5 years, not counting newly acquired buidling. Just bought 3 brand new building on Feb 7 and have them rented up. --173.67.xxx.xxx |
