Whatever your accountant likes since the chances of you doing your taxes yourself with 27 houses is small.

Most are familiar with Quickbooks (which I have a love hate relationship with). Plenty is right there is a learning curve.

Turn on classes. So you'd have a category (repair, advertising, legal & acct) and a class (Main 123, Chestnut 456, Cherry 1212).

QB also lets you attach documents to the check via the paperclip on the check page. Scan your bills, write the check, attach the bill via the paperclip. Accountant is happy.

We still use excel. Tweak it all the time. Send a copy at the end of the year to the accountant and he is fine with it.

Pay most stuff online, otherwise cut checks manually.

I have a love/hate relationship with Quickbooks. It does everything I want. But it is sooo pricey. Trying to find another solution. I use classes for each property. My accountant just exports my P/L by class to an Excel file to do my taxes with. Which kindof makes me wish I could just use an excel sheet, but QB also, for me, allows me to send receipts, allows me to send the payments up to my bank directly so I only enter that expense one time. Those are my main uses. If you have more than one company or LLC these 27 houses are in, that could mean 27 sets of books and QuickBooks online charges for each one (whereas Desktop allows you to have as many sets of books as you desire). I also do a personal set in my QB and one for my relative I handle her finances in. --64.184.xx.xx
