I've been reading some articles about landlords in CA and other blue states about tenants living years rent free. Also huge payouts for cash for keys. In my opinion the law has given up on property rights. At what point do you have to take the law into your own hands?

Luckily in my state it's 30 to 45 days for eviction. I used to know a landlord in CA that had some gang members to convince tenants to leave not so nicely. He claimed for a couple thousand dollars they could convince any tenant to leave.

Would you do what has to be done or would you loose tens of thousands of dollars mabey even 100k. This reminds me of the roof top Koreans with guns during the riots --174.213.xxx.xxx

I guess you could do that. But at what cost if you get caught and have to pay the piper?

There are a few on here that do the heavy handed things, or at least say they do.

Maybe in the blue states the rents are so much higher that it is worth putting up with the crap that the gov tells them they have to?

For me if it gets to that point in my area I will find other means of employment.

Years back I was on the RichDad forums. There was one guy that always said just take the front door off and say you are working on it. Even then it was a no-go scenario in this state. I liked the guy. Met him once. But he had no rentals and just dove into the deep end of self help eviction talk. --107.147.xx.xx

That might be the case once or twice.

But what happens when you stand in front of the same judge who remembers what you did before?

Might not work out in your favor. Especially on an unrelated case where the judge jumps to conclusions, or a tenant makes false accusations about you. --107.147.xx.xx

NE nailed it. Our forefathers were the same, although they were far less tolerant of an overreaching Govt and far more willing to resist in whatever way they deemed necessary.

Remember, the USA was founded when people got upset over things like a 3% tax on tea by the pound. As a History Major I know that's not the entire story, so no one needs to "educate" me on the other factors. But still... that was a BIG DEAL and is taught in history classes. A 3% tax on anything today would be a major roll back and people would be dancing in the streets celebrating keeping so much of our money.

Somewhere along the time we lost the spirit that says, "My money is my money. Not the Govt's money. My stuff is my stuff, not the Govt's stuff."

Do what you got to do.I have no problem going through my states old laws but it has gotten rediculous.I have had good luck with showing up at a house once or more times each day,walking around,knocking on the door asking when they will be leaving etc, always nicely so they have no case to call the cops, i have found most low end tenants cant take the pressure and often leave within a week --143.198.xxx.xx

In Philly it is a $300/day fine and if you impede the tenants getting in the cops will arrest you in a second. Any doubt at all that you (the LL) has a right to exclude the people claiming to be tenants and the cops will tell you to go to court and get an eviction. --73.165.xxx.x

NEVER break the law. Tenant friendly courts will eat you alive. You'll be in jail while they stay in your house.

It's hard to evict from jail.

Indiana now seals evictions so the threat of eviction no longer motivates non-payers who talk to free legal.

Me? It's a people business. It starts with thorough screening. The 2 Minute In Home Visit shows the ablitiy to care for their home but it also can be very revealing as you SEE and HEAR more info about them personally. Lots of "Gotta be honest with you..." coments from the applicant.

This is a good beginning but not a guarantee they will continue to pay.

I have to evict right now. I told them if they will cooperate and leave within 7 days I will call off the sheriff and court eviction. If not we will file and they can face the sheriff.

It's never simple or the same. Gotta be flexible and creative.
