I typically don't run a skip trace on an applicant - there normally isn't a reason to do so. But I had received applications from sisters and the story that they shared didn't add up to the addresses that they were giving me on the application.
The reason for moving "issues with landlord" isn't the same as the landlord is moving back into the home after getting served divorce papers.
The skip trace provided a different address that wasn't on the application. So I drove past the different address and I saw enough to make an informed decision.
Screening tenants is indeed expensive - But failing to screen someone can be even more costly.

"Landlord is moving back in" is also a red flag for Tenant was so horrible, that LL is grasping at straws to get them out.
I also look with a suspicious eye at "Landlord is selling" sure it could be for a legit reason but here in BLUE states/cities, it's most likely that the ongoing lawfare against landlords has scared the owner. They see the potential for squatterdom with their current tenant. --64.246.xxx.xx |
