Due to inflation over the last 3 years, rents for SFH in my town have definitely increased. Most of my SFH are in Class C neighborhoods and those rents range from $750-$1,000/month.

I do have one 3/2/1 SFH in a Class B neighborhood and in that neighborhood rents range from $1,200 - $1,800/month.

I still have 2 houses in a Class D neighborhood and the rent range for that hood is $600-$750/month.

Just for comparison sake, I would like to know what SF houses in your city/ town rents for. Just a 'rent range' for each neighborhood class would satisfy my curiosity.

My town does have several Class A neighborhoods but it is rare to see any houses for rent in those snobby country club type neighborhoods. --76.29.xxx.xx

My lowest/smallest is a class C- (middle of the worst 3 blocks in a generally C neighborhood) itty bitty 750 sqft no garage, no storage building, just a driveway. About as basic a little house as you can get with 2 bedrooms, 1 bath, and an open area that is the living/kitchen/dining and hookups for a washer/dryer along one wall. Market rent is $900 for that one.

Most of mine are C neighborhoods 2-3 BR WW2 bungalow's with a single car garage. They range from $1000 to $1500.

I have a few B to B- 3/2/2 or 3/2/1 ranch houses from the 1960's-70's. They are 1300 to 2400 sqft and range from $1400 to $2300.

Rents are still going up a bit but very slowly compared to 2 years ago spurred by city growth from several new manufacturers moving to town. --209.205.xxx.xx

My small town is 80% working class since most of the employment here revolves around the auto industry. Goodyear Tire and Rubber use to be our number one employer but now it is the massive Honda auto plant which is 30 miles away. Honda has over 5,000 here building cars and engines on a daily basis. --76.29.xxx.xx

It looks like only 2 houses for rent. A tiny old 800 square ft house for $1600 and a slightly larger, but still small and old house for $1995.

Small and old and out of date apartments can be had for $1200, not much selection.

I am getting $2200-$2400 for nice houses, but I have seen the same type offered for more, except there aren't any available right now.

Rents did not go up last year and they are looking a lot like they won't go up this year. --76.178.xxx.xxx

North Jersey Shore.

we are very fortunate. I my specific town a Winter SFH rental [3/4/5 BR] is 2500 Sept. to May. In Summer those same homes are 25,000 50 50K for the Season. The ownres are a very specific ethnic group from Brooklyn, NY. and they make up a large portion of the Winter rental owners as they move back in Winter. It is my opinion that the [many!]empty Winter rentals are a great tax benefit

Annual rental 3/4+/BR] if you can find one are 3 to 4500.They really scarce. The schools are VG and are a bid draw to tenants from the nearby area. <3 miles from the beaches @ Long Branch. The town is a solid B to A+, IMO

In an adjacent town the apartments are 1800 t0 2500 for units.in better areas a complex is getting either side of 3K

We are small time with just the 2 SFH's next door to each other. We inherited 1/2 of one from a beloved neighbor. The other was my better halves 'family home' that was bought in the late 60's. [3/1.5/basement/garage/1150 sq.ft.

Equity growth over the years has been phenominal. RE taxes are high. Our house debt just dipped below 50K late last year and have upgraded the homes with a Heloc which has about 2 years left

The County claims assessed value are at 100% of market...and they do seem pretty close. Boomer homes are bought at market...and then torn down. Replacement homes are coming in at 1.5 to well over 2 mill.

I only keep an eye on markets similar to mine, which are 2/1 SFHs and plexes in Class C. Depending on the level of spit and polish, they range from $750 - $1,100. 3 bed Class C are $900 - $1,800.

I just checked Zillow, and the cheapest SFH rental available in my town right now $675. You can get a dinky apartment for $595.

I need to raise my rents. Thanks for the reminder.

Class C One blue collar bedroom community to Xerox. At least half are on some sort of assistance.

2 Bdrm $930 + utilities

2 Bdrm townhouse $1020 + utilities

3 Bdrm $1030-1250 + utilities

3 Bdrm SFH $1450 + utilities (our one SFH is a 2300 sq ft what was once a chopped up 4 bdrm 1.5 bath) --64.246.xxx.xx

It's difficult to gauge here because it is very city dependent, and the difference is significant even if they are only a mile apart. My places are mostly in the B range in terms of area but the units are generally pretty nice. I'm in more than 1 city as well so I'll just give you a range.

2BD 2000-2400

1BD 1400-1700

Studio 1200-1450

Houses are two hard to call

But decent area 3/2.5 3300 --99.33.xx.xxx

Central Illinois town of about 120,000. My C class places run as follows: small 2 bed 1 bath houses $850-$900, 3 bed 1 bath $1000, 2 bed 1 bath duplex $850, 1 bed 1 bath duplex $750. These are all my bread and butter money makers.

My B+ possibly A- house is a 3 bed 1 bath in an affluent suburb that rents for $1750. Probably the fastest growing town percentage wise in Illinois with a highly sought after school district.

3/1/1 SFH $876 (paid weekly so that works out to $949)

3/1/2.5 in the county $903

3/1 carport $950

I also have a couple odd ones.

2/1 for $375 (infested with mother-in-law)

4/1 for $575 (tenant was going to buy it, I do zero work on the place.)
