Reporting Tenant good pmt (by Robert J [CA]) Posted on: Feb 4, 2025 2:09 AM Message:
Staring in April of this year, Landlords need to report to one credit agency tenants positive rental payments. We can NOT report negative things like no or late payments. This is an idea Los Angeles has to HELP tenants build credit so they can defraud other landlords. I'm reading a dozen new laws designed to put me out of business. --47.155.xx.xx |

Robert, I know you are CA but do you have a group of landlords that fights or supports legislation as it’s proposed? We have a growing group of landlords in NH that do this. We write, call and attend hearings. Some outcomes these last few years do depend on the make up of Dem vs Rep legislators who are voting party lines. Even with that many times the landlord group and the tenant rights groups can impact the bill so everybody gets a little and loses a little which often makes the final outcome if signed into law a little bit better for landlords than if we did nothing. --73.149.xx.xxx |

One of our Apartment Associations, along with thousands of landlords came up with 100 million dollars to spend paying top notch attorneys to fight city hall. --47.155.xx.xx |

Isn't it illegal to force anyone to become a member of anything - including a credit reporting bureau?
At any rate - force them to use Clear Now so they do all the work for you. If the tenant refuses, you can't be blamed --173.188.x.xxx |

You are allowed to charge up to $10 a month for this service. This being the case I will guess that every one of my tenants will decline. --99.33.xx.xxx |

You are so right JS (CA), most of the time when I write these impossible to believe changes, no one believes L.A./CA has done thing like that to landlords. But you know your stuff. I have a list of new laws that I won't follow. Been to court almost every month.
Was in Beverly Hills court for my West Hollywood properties. The BH judge asked why do I think that West Hollywood came up with these laws, saying I was wrong. I explained the WH rent control is based on when the tenants occupancy began--saying there are three sets of rules, depending when the original lease was signed.
