Do you archive the low performers that keep responding to your ad despite the fact that they DQed several times before?
I have a few of these that repeatedly flunk the prequal. They get an auto generated "sorry" email from google forms.
"Sorry but you smoke" "Sorry but your credit score is abysmal"
They think that if they are persistent enough they will get a "yes" from me. ha ha.
Unfortunately there's no way to block these ne'er do wells and it seems like Zillow, in an effort to boost their ad result stats, wants you to keep responding to these deadbeats.

I think they belong to the class of people who can't remember who they have cheated or how many times they have asked. They just respond to everything on auto-pilot, under the theory that if you ask enough times something will eventually stick. --76.178.xxx.xxx |

First I never say Sorry. It was a personal goal several years ago and I've managed to stick to it.
I usually use "Thank you" instead. So in this case: "Thank you for your interest" but...You smoke. You don't make enough money. You have 9 dogs. etc.

it just says what you stated. I used "sorry" to shorten the post.

I keep track of the DQs as well.
I have had a couple of them try again, but for the most part it is a one and done. I do not even tell them no anymore. Since I do not DQ because of credit score I do not need to respond.
Now if they are a good fit but I have a better fit or if two are similar but one responded sooner then I let them know what's what.
Most of my DQs are because they lied on the application. I figure they knew it so whey should I have to send them a response.
That being said I STILL need to get everything automated. My pre-qual of sorts is a couple lines on my website. Then they fill out the application. --107.147.xx.xx |
