I just did a section 8 and was looking at the new pay sheet. The new max payout is 1055 for a 2 bedroom. The market rate is about 700 800. It seems odd that sect 8 will pay so much higher market rates. Or do I just need to raise rents. --76.10.xxx.x

Read up on the progress to ask for rent increase..and you will be asking! In my area it's 30-90 days before renewal. And the provide the form. But the dates and deadlines are set and solid, they do not budge, no grace. Know the process. --172.59.xxx.xxx

S8 FMR figures INCLUDE all utilities, so you need to subtract utilities from $1055 and that will give you what they will ACTUALLY pay. --64.246.xxx.xx

Section 8, charges your state a 25% commission to administer the program. Which includes an annual inspection and cutting 12 checks during the year. So the increase from $700 per month to $1055, means their monthly commission jumps from $175 to $263.75 a month. This provides money for your City's Housing departments, Free Gas to employee's, a trip to Hawaii, year round air conditioning in their offices, even with they are in the field. Section 8 makes little sense in what they will pay. In some areas, landlords like section 8 because it pays hundreds over market rate. Where I am they are hundreds below market rate --76.178.xxx.xxx
