Good morning,

I remembered at the MrLL retreat Jeffery mentioned giving the Resident a gift at the resident review. Since their rent is going up he said a gift is a nice idea to give the resident.

Can you give me ideas of the types of gifts you recommend? --98.43.xx.xxx

I like to give a win-win gift, i.e. an upgrade to the apartment. We've given a new light fixture or upgraded sink faucet, a patio, an extra set of matching kitchen cabinets. It doesn't have to be that large or pricey. These are items we had planned to do, but timed them as an anniversary upgrade. --75.11.xx.xx

As above: Jeffrey usually specifies gifts will benefit the tenant, but also you/the unit: ceiling fans, paint a wall, new faucet, etc.

My carpet cleaning guy keeps hounding me about cleaning the carpets yearly at least.

Carpet will last longer, potentially, and the place will generally be cleaner because of it.

I considered it but the logistics would be a nightmare.

For me, at least right now, I hold my rent increases around the 3% mark on existing tenants. Otherwise I usually bump a little higher.

Although I did start putting 10 year smoke detectors in places. I guess that would be a little gift. No buying batteries every year. --107.147.xx.xx

my resident review is if rents paid on time I keep rent increase to 5% for next renewal of the annual lease. I do however give each renter $100 each Christmas. if rents were paid on time. --104.28.xx.xxx
