In California, there’s a company called Roofmax that advertises rejuvenating your composition shingles. It’s supposed to add a few years to the life of your composition shingles. Any comments would be appreciated --198.54.xxx.xxx

There are some factors you have to consider before using Roof-max or their products. One, the current condition of your top lay roof. The condition of your older sub-roofs. The extra weight and bonding on top of your roof. And the pitch also.

It is true, some roof coatings are worth the cost. Spend $3,500 for parts, materials and labor -- thus putting off a $35,000 new roof for 3 to 5 years. But a new roof will last 30 years or longer, so the $3,500 band aid may or may not be worth it in the long run.

The one constant factor, do NOT allow your current roof to deteriorate, the no coating will bond properly.

I tried to buy an apartment building with 65 windows. The wood around the windows started to peel and the painting contractor wanted $800 to repaint them now. The owner, penny wise and pound foolish waited 2 years and then asked the painter to paint the window sills. His price, now that all the paint around the windows was peeling, $2,800.

Instead of spending the $2,800 to paint all of the window sills, she sold me the property, for $62,500 under market.

The same applies to roof's. Fix it when a repair can give longevity to the roof, not after it's too far gone to make a difference.

I think it's snake oil. In their tv ad, they show shingles that are warped and loose and yet somehow, when they squirt their special snake juice on them, it makes them lay down flat and look new again. Unless they're squirting glue with granules on your shingles, it's not much of a "fix". --73.2.xx.xx

I think the product and company are too new for a good consumer review. Don't know if the product would pass an insurance company requirement either. When I was searching for new insurance, I got asked how old my roof was & did I have a receipt. --98.177.xxx.xx

I've never used anything over shingles as they are so old by the time they start to leak that both the shingles and paper underneath are deteriorating. I have re-shingled one section when it seemed I could get some time out of the others. If it was less than 5 years expected then it's not worth it.

I do have some flat roofs recoated as they get old. I have flat roof that is now 25 years old for sure and might be a few years older. I have this one done every three years. The estimate to re-roof was 80K three years ago. So, it is worth it for me to drag this out a few years.

The most recent flat roof I had done is TPO and the roofer said don't try to do anything to it. So I guess no coatings on that one. --99.33.xx.xxx
