Thanks for your kind comments. This is definitely not a "50 ways to buy real estate with no money down" book. Nor is is a "raw raw everyone can do this" book. Joel.....could you please let other posters know your real estate background. Where I might know you personally from you being the President of the largest Apartment Association for something like five to seven years and serving with you on that board, most people don't know you.

Well Ray, as long as you asked, I'll just copy and paste my book bio here for anyone interested:
I first became curious about the prospects of investing in rental properties when someone built sixteen townhouses on my newspaper route in junior high. After obtaining a BA in accounting, I opened an accounting practice while also pursuing my other passion which was to pioneer the professional mobile disc jockey business in our area.
Not long after that I began to add income properties to my (already busy) life. I soon sold the accounting practice as my involvement in real estate continued to grow, but my DJ business existed nicely with my rental properties for thirty-five years and 5051 appearances.
Along the way I began flipping houses (before “flip” was a real estate term), and I’ve done well over one hundred flips. I retired from the DJ business in 2011, and since then I have grown my rental investment portfolio.
Eventually, in 2018 I became a hard money lender to many other investors, and I discovered a real desire to boost newer investors in their journeys with whatever wisdom from my own experiences seemed appropriate.
While contributing many years as a leader (including 6 years as president and 8 years as VP) of the professional organization for landlords in northwestern Pennsylvania, I became the lead instructor of our Landlord 101 class which is a sixteen-hour seminar on becoming the best landlord you can be. Landlords find the class beneficial whether they’re still looking for their first rental or if they already have several dozen units. Additionally, I created classes on house flipping and hard money lending.
I have been an occasional contributor over the years to professional magazines in both the real estate and the mobile disc jockey worlds, and after a bunch of podcast appearances, peers began encouraging me to write a book. Out of a perfect storm of investing experience, business knowledge, podcast appearances, professional writing, and a desire to teach, Build Real Estate Wealth: Enjoy the Journey of Rental Property Investment has been born.

Let me fill in some blanks. I served with Joel on the board of largest Apartment Association in our state for six years. Most of that time, Joel was president of that board. During that time when the city started a rental inspection program, that association went to court and fought the city.
Other accomplishments include the launch of Landlord 101 as a reoccurring class and other non-regularly reoccurring classes like the dirty house tour and buying at auction. There were the regular lease and legal seminars along with Chili Round Tables.
Joel is a leader, educator, team builder and I am glad to call him a friend.
His book isn't going to make you rich overnight. It will help guide you (as any reference manual should), as you travel along your real estate journey. This book isn't just about Landlording as it gives you a path to grow your investment portfolio, market assets, perform asset protection steps using a variety of real estate tools.
The first part of his book is outstanding for someone with only a few units as it provides the necessary structure to keep things in order.
