I notice several folks on here require 3x the rent PER PERSON rather than Per Household.

FWIW, our rents are expensive enough that it often takes 2 working people to make it work. Either spouses, roommates or whatever.

If I required 3x the rent coming from one person with additional residents' income just gravy, I would literally have Zero Tenants.

Especially when you are younger, you often have to team up with another person to afford rent on a decent place - and around here, there aren't even any NON-DECENT (cheap) places that many could afford alone.

NE was asking about his requirements. That would be the first one I would *have* to change to do business in this area.

I require 3.5 times the monthly rent amount in income. If two incomes are involved I require the “primary” to have at least 3 times on their own.

This is the only way to insure when they break up the one with the income stays behind and can still afford the rent. I started this years ago and have never had a non payment issue since.

I have not had to find a new tenant in quite some time. My rents are lower than current market rates. My fear is I’d have to lower my requirement these days when finding a new tenant. Hence my reason for deciding to sell when I have a vacancy. I don’t ever want to have to chase rents or deal with struggling tenants again. So it’s a dilemma for sure. --75.89.xxx.xxx

I would specify that I require 3X the total TAKE HOME pay combined for all adults signing the lease.

We also use a Roommate Agreement that we make them sign (if they're not married). The agreement is not actually part of the lease...it's between the tenants, although we provide the agreement and keep a copy. Mainly, it spells out that everyone on the lease is 100% responsible for all terms of the lease (not just 50% if, for example, there are 2 of them), and it reinforces that any roommate who is left paying a former roommate's rent may sue the roommate who didn't pay their full share all the way to the end of the lease term. Additionally, it states that the landlord will refund the security deposit to whichever tenants are actually still living in the apartment at the end. --184.56.xx.xxx

Joel, doesn't that mean you have to ask about their legal status as a couple? Seems a bit...Fair Housing-ish tricky? Do you ask for marriage licenses?

Just because someone isn't married doesn't mean they aren't a couple. And what about same-sex unions? Or (we've had them) brother and sister (same last name, unless we asked which we didn't you wouldn't know they weren't married?) Or couples where they don't take each other's last name? Standard these days and I actually don't know if some of our tenants are actually married. There's no where on the application or lease to state that.

We just use our standard lease that says tenants are "jointly and severally" responsible for all the terms and conditions, and the Security Deposit stays with the house until the final original tenant moves out, or words to that effect. --173.28.xx.xxx

At least in this part of PA, getting the marital status is routine. We take their word for it, but being married is not a criteria, so no fair housing issues. It's just informational. If they're not married, it triggers the need for the Roommate Agreement which states a lot of things that are automatic when people are married under PA law. I generally only require 2X rent(household) as a minimum although many end up with 3X plus. I have not found the income to be a factor in timely payments even when only 2X. The credit however has been a huge factor. So, my basic requirements are 2X rent and good credit. --99.33.xx.xxx

As SID has often stated, the 2x or 3x or 5x is really dependent on how much is left over.

Rent and income can vary greatly from place to place, but groceries, power, internet, car payments and other necessities of life really don't vary that much.

So if rent is $500 and they make $1000, they only have $500 left over to cover all monthly expenses. If rent is $1500 and they make $3000, they have $1500 left over to cover life. Big difference. The higher the rent the more percentage of income makes a difference. --173.28.xx.xxx

Here’s another way that I find out. After I get the first application, I will see the list of additional occupants. Then I will tell them that their roommate needs to submit an application. Nine times out of 10, they come back with the explanation of who that person is. I don’t care who that person is. I still want them on file with an application. Even if it is a wife. I do not ask about their relationship to each other but the emergency contacts that they must supply asks about the relationship. ie my mother, my best friend, his grandmother, etc.

That could help with determining marriage or not I guess.

Either way I don't care if they are married. Makes no difference to me at all. My oldest lived with her guy for four years before they got married. I actually asked her why she decided to do it. Seemed like they had it made otherwise. --107.147.xx.xx

No, I think it's fine NE. On each app it asks about other occupants - this helps make sure they are consistent and one doesn't list extra people the other one doesn't, for instance. Or PETS, I've seen that happen - one lists a dog, the other doesn't. Or one lists Dog A and the other lists Dog B!

Then of the extra persons listed, it asks the relationship. Lots of places ask that. Minor detail but is it their spouse, friend, child, cousin, a stranger they met on Grindr? Because we ARE allowed to know who wants to live our house. --173.28.xx.xxx

To answer WMH, at the beginning of the application, after their names, Social, DOB, occupation, and phone number, there's just a box to write it in. Each of the boxes have tiny words at the top that says what you're supposed to write in (like "Social Security Number" or Date of Birth"), and this one just says "Marital Status."

By the way, I won't show an apartment unless ALL adults (as well as any pets and sometimes any children) are going to be present. All adults are going to be on the lease, and each of them will get a background check and credit report run. But, I can't run a report unless they sign the application form. I run the reports on both spouses no matter what...even if one of them alone would qualify from an income standpoint. So, I don't want to have a second showing just to show to someone who wasn't there the first time.

I use the household requirement. Who am I to question what exactly makes up a "family". I am more concerned about how stable that family is than what exactly they define a family.

But with that in mind, my credit score requirement is based on the average of the pooled scores. If there is a huge spread in credit scores, how that family views money may vary greatly. --24.101.xxx.xxx

But another reason why we determine whether they are married is that if they are, then we only need one name/address/phone number for their emergency contact. I require two separate emergency contacts per adult on the lease. No sharing and you can't include the other person on the lease.

This just gives me more possibilities if something were to go wrong. Although since I have started this I have not had to use an emergency contact at all.

Indiana actually has a law that requires two emergency contacts. Brad shared that with me a while back.
