End of Nov brought a move out section 8 resident. She got married and is now off the program and she is living with her husband at his place. This was the last weekend. Usually I get back a secction 8 house with all sorts of left treasure and in need of light bulbs and such. I offered a move out check list, they accepted. It didn't appear they were going to do much, HOWEVER do to weather, a snow storm, I did not make i there on the last day to change the lock. Instread went there on Dec 1st to change the locks, just to find the newly weds there cleaning, changing light bulbs (matching!! evne) and removing the last of their items. The house was as clean as they would ever consider clean, I'll still have to white glove it, but some of the small things that they could do are done!! I provided to them, along with the move out check list the cost of $10 per light bulb. $40 per smoke detector, missing or without new batteries. If i have to replace a blind $100 plus the cost of the blind -- there were three damaged blinds and they replaced them!! I"m not thrilled that the two blinds in the kitchen were Levelor and they replaced with less expenseive blinds. I"m not pleased with that but geez i'm just so grateful for all they did. I am not sure how they got all the random left over items out. And I'd like to charge them the one day hold over, but again, they were moving all that left over junk out in the snow storm!!! Must have been an all nighter. Just sharing. She lived there nine years. I put in a new kitchen just before her move in, it suffered a little, as people just don't take car of things. I can go over the wood and it will be fine, but some things are sticky and the basement streps are dirty, they didn't clean those, So i will charge her for that and a few things, and note on the security deposit the things I am not charging her for. Was a bit toughter on the market rent depsosits. Nov 29 my husband and I started painting and on the way there on Dec 1 we took a bet on how much stuff was left that we'd have to clear out before we could do any more painting and start. I won the bet! And the house was even better than i bet! I'm pretty happy abou it over all.

Great to hear. Seems you taught this section 8 well. The list does work, to at least some extent. I am surprised at the labor cost you get for the blinds. Been there 9 years, I would forgive the one day holdover. Always enjoy the good news. --73.108.xxx.xxx |

Just not having to move or hire someone to move the junk out of the place means a lot of saved money and hassle.
Nine years? I wouldn't get too picky.

Glad it worked out so well. It's a reminder that not all section 8 recipients are awful - you have to look hard to find the good ones, but there are some.

The winner got LUNCH of course!!! And we meet the Mr. and he was very nice. Wish them the best. Got to know this family very well, good kids, nice young lady. Another note: when she first rented from me, she wanted to buy the washer and dryer that I provide. I agreed to sell her the set already in place in the house. She paid $5 or $10 or $50 for a bit until they were paid off. Remember nine years ago they weren't as expensive as they are today so it didn't take her long to get it paid off and she was the proud owner of her own washer and dryer. About three years ago the washer quit working, i went to the home to change the furance filter and she said it had quit working and she wasn't in a place to pay for a new one. SO I happend to have an opportunity as a family member of mine was moving and offered to deliver the washer and set it up, so this family could again have laundry in the home. They just set the old washer to the side and didn't remove it. WELL guess what!!!??? MR. and MRS. even took the broken washer, left my replacment washer and I ask her about the dryer, and she said I could have it as it too needed a repair... i offered to pay her and she said NO you can just have it... My repair guy is fixing it next week, it spins and runs just doesn't heat. Should be an easy fix!! And we are back in business with offering a washer and dryer! I couldn't believe that MR also took her broken washer!! WIN WIN, Bonus WIN!!! Lunch with dessert!!! --172.59.xxx.xx |

It would be petty of you o charge them an over-stay rent. It's on you that you didn't get over there to change the lock and that worked out well for you because you got a cleaned house back.
