Considering prop mgmt sites...again...new year resolution...

Am strongly considering Innago.

WMH- I notice that you are just now starting to use Innago and you "do not like the lease and application sections. Not customizable for what I want."

With a quick review, it appears that both their lease and application sections are customizeable.

What sort of customizing are you wanting to do that it won't let you?

The application sections are customizable but very limited.

The lease that you use can be uploaded, customized and used thru Innago. That part is fine but since I can not customize the application the way I want I use PDF filler. Not happy having to use a separate program but it's worth it to me.

I have talked with Innago customer support about these issues but they do not plan to make the changes to assist me. Unless they have just done it within the last few months.

Another issue I have with the application is that you can't link to it.

Right now I have a link on my web site that takes people directly to my newest application. This works wonderfully for me as I do not have to send the application each time.

When I put a place up for rent I have the potential tenants go to my web page. There they can see and read about what we have available as well as go to the application.

Then they can decide if they want to fill it out. Makes things easier for a lazy person like me. I don't have to grab the app, email it to hopefully the correct addy and wait for a response.

The applicant has to do it all. This way if they are tire kickers they might not even fill it out. If they see the questions asked they might not fill it out. It's all just faster and easier for me.

Now, your original question was about being able to customize the app. I add things to mine such as a warning about fake ESA/Service animals. The code in my state for requiring two sources of contact per applicant, and a couple other small lines that they do not have a way of entering.

WMH uses Buildium. I looked into it but for a mom and pop like me it was not cost effective at the time.

If you have any questions about Innago feel free to ask. I am not using most of what it has to offer.

I chose INNAGO do a deep dive explore based on (1) it's free, and fairly comprehensive. (2) It's ratings on CAPTERRA are very high.

What I'm struggling with now, ZERO, is that I suspect 30% or more of my tenant base don't have an email that they check.

Could be wrong.

Pretty sure that the email or URL that you send is for their application, not your own.

If I could add paragraphs where I wanted maybe I could get it to work. I know people that use Google forms and JotForm as well.

I have one tenant that I tried setting up with Innago. She literally has no email. Said that she would send it to her daughter. Had the same problem with her and my new lease because it is all online.

Yes she is a little older but I have people older than her that can do it.

Have another tenant who doesn't want to do it because she doesn't trust the tech.

I do not press the issue. All but one of my tenants drove to one of the CU branches and deposited the money. I get it faster that way.

The three day deposit is NEVER three days. Neither is the one day. First day the deposit starts the clock. Then one day, then deposit, or three days if first time for that tenant. So the one day is always three days out, unless there is a weekend or holiday and the three day is usually five days out. My CU is open on Saturdays but they don't count them.

Also when they deposit it simply say from Innago. If two people deposited same day then there is just one big deposit. They do send emails and of course you can check it on their system.

Makes it a little annoying as I set everything up but the boss does all the book keeping. She has to go back and see who paid what when. Just another added step.

But it does make the younger crowd happier. No driving to the bank. Only reason I allow the one guy to send checks is because he is buying a couple places from me.

He and my collection agency are about the only checks I ever get. Too bad that my CU doesn't allow the check scanning for biz accounts any more.
