Curious what everyone else does.
We currently charge 1/2 months rent as pet deposit (max allowed for KS) and $20/pet per month pet rent with a 2 pet max and no aggressive dog breeds allowed due to insurance.
I am thinking about changing to a pet registration fee of $300 for the 1st pet and an additional $100 for the 2nd pet with still having a 2 pet max and still keeping the $20/pet per month pet rent.
Our rent ranges are 2br 725-850 and 3br/3+br 850-1250

$150 up front animal registration fee per critter, which is non-refundable. $25 per critter added to the rent. I do not break it out as a separate charge: it's just part of the rent. $150 non refundable animal registration fee, $35 monthly animal fee. I have been at these rates for 10 years and I should increase them.
As for deposits, my advice is that you should screen with the question of how Ashly can I collect for damages. Also, a key to success is the in home inspection of the applicant current residence. It must be clean and odor free. --149.76.xxx.x |

I charge $100 animal registration fee per animal. Then I charge $25/mo per animal as additional rents.
When I have my annual increases I do 3% of the total rents due.
But I have just started getting my 2/1 apartments into the $750 range, some of which I pay water on. --107.147.xx.xx |

First, stop calling it a DEPOSIT. These must be returned. In court my res owed $2000 in rent and repairs but none we damage by the dog. Judge ordered I write the deadbeat res a check to return his DEPOSIT.

These are our fees, for the past several years, without a single complaint from applicants.
We have 74 animals in our props right now.
Just signed an apt with 3 cats.
In home visit before final approval is an absolute MUST. We DENY 20% of "good on paper" applicants based on unruly animals or bad housekeeping. (trash stink, crayon...)
$150 Non-Refundable Animal Registration Fee per animal
$35 per month per animal.
People pay this without a blink.
Anything less is leaving money on the table.
Animals bin gud to me!

Rentals are all single family homes with the majority having a fenced in yard. They are B- to solid C. I don't care if there are pets. I just want places rented with good tenants.
The 850 3br good houses in not so good parts of town.. most of our 3br are in the 950-1100 range
I do a 1min inspect to meet the pet and see where the pet lives (smell test).
Yes I agree I am probably too low at $20/mon.
Wow.. I just looked at a zillow ads in my area (some of the ads had been on the market for awhile)
admin 1st pet 400. 2nd 250 and 50/mon
admin 1st 350. 2nd 150 and 40/mon
the rest look like pet deposit.

Looks like I need to raise MY fees!
A national survey found that most renters do not expect to get their deposit back- considering it "spent money" and "the cost of renting".
When I changed to a FEE rather than a DEPOSIT I got no pushback and I figure it's a little extra "insurance" if there is animal damage.
I'd love to know if those apts charging $400 Reg Fee get pushback or if it discourages animals.
