In a previous post about promotional items, you (Brad) recommended survey monkey.com
I'm wondering how it is different or better than just creating a google form & sending them that?

Google Forms absolutely can be anonymous if you disable the option to collect email addresses (just like SurveyMonkey).

I'm just suggesting reviews as a way to help people feel comfortable renting your place AND for the exiting renter to remind themselves how much they enjoyed your home.
LAST IMPRESSIONS are very important.
Check out Google Reviews too.
Even just a phone survey -call them.
Leave a survey card on the kitchen counter.
Offer a gift card for a completed survey.
Every hotel I stay at sends me an email for a brief survey.

Having that survey out there to know what is bothering that resident BEFORE they decide weather they are renewing or not, will help them decide. It allows me to pin point my process improvement where it helps the bottom line directly. Turn overs cost money.
