After Ray-N-Pa's glowing review of my book (see Book Review on 11/20/24), I am excited to jump into the Forum with my first post. So, I'll follow the NEWBIETIPS and post an introduction.

I am the author of the best selling book "Build Real Estate Wealth: Enjoy the Journey of Rental Property Investment." My real name IS Joel Miller, and I am from Erie, PA.

I'm in my 46th year as an active landlord, and I've been flipping a few houses every year since 1991. I have held various leadership roles in both my professional and personal life, which is how I met Ray when he was on the board of the professional organization for landlords in our part of the state.

I teach real estate investing at both a beginner and an advanced level. Additionally, I am a hard money lender to other investors.

I have done a number of podcast appearances over the years, but I am looking for some different ones to guest on. Any favorites you would like to mention?

Yes, I met Jeffery about 8 or 10 years ago when our landlord organization had him come in for a seminar. I was the president at the time.

It will be a while I think before my book is in every library. You could always ask your local library if they would order it in. Let me know what they say. --184.56.xx.xxx

I had been thinking about it for a while, so it finally began when I had extra time during COVID. Eventually it was the perfect storm of available time, desire to write a really comprehensive book on the subject, a love of teaching the educational classes offered by our association, and the urging of other landlords. --184.56.xx.xxx

I ordered 3 copies from Amazon. I love a good RE book. Plan on giving a copy to a grandson and a sister-in-laws kid who have both expressed interest in real estate investing.

I hope it is a meat and potatoes book. I guess I'll find out next week.

Welcome! This forum is a great mix of seasoned landlords and newbies. So lots of good advice and lots of out of the box thinking.

We all have opinions and are willing to share, sometimes without tact!

Bonanza, thank you for ordering copies of my book! It is aimed at beginner investors as well as landlords who want to supercharge what they've got. It's for those who want to add rentals to an existing career in something else that they don't want to give up so that they can have extra income and bolster their retirement AND it provides the tools for someone whose aim is to quit their day job ASAP.

My best advice to your young relatives is to learn about money and the difference between good debt and bad debt, keep a good credit score, and look for properties they can buy with owner financing (by putting a lot less down than with a traditional mortgage) that are occupied or at least do not need a major rehab (because they probably aren't prepared for a big repair job yet).

There is a whole chapter on Best Practices in my book which contains info applicable to any business you may be in. --184.56.xx.xxx
