Just curious what others do.. What do others think about charging an additional fee of ~$30 for posting a 3day pay or quit. It would be disclosed in new leases and an addendum sent for current leases.

Per the lease, anything the tenant does, allows, or fails to do any act that causes me to enforce one ore more provision(s) of the lease -- including by not limited to -- damages, city nuisance violations, non-payment of rent, etc result in an Admin Fee of 10% of the cost to remedy or $50, whichever is greater.

Learn to love the AdminFee. It's how you get paid for those 20% of tenants that cause 80% of your problems. Hopefully, "wallet training" straightens them up. But if not, at least you have beer money.

MY goal is to get paid, not to push them out - unless you want them out and need the official P or Q for court.

I don't charge for texting a late payment reminder. Copy/ paste. 90% pay within 24 hours or respond "I'll have it on Friday."

"Joe, Your rent bounced. Pay $XXX at First Bank acct# 123456 or Venmo @BRAD20,000 within 24 hours to avoid sheriff eviction/lockout. Write your name on the receipt and text us a photo of it as proof of payment."

Notice I say nothing about QUITTING.

If they do not pay or ghost us, THEN we do the official P or Q notice to prepare for court. We've only lost a day or two.

I charge for posting. On the door, bright colored paper and BIG letters. I have usually sent a textbprior and either had a response that did not get fulfilled. " I will pay on X day" or I am done with the "friendly" reminders. Also charge by the day after so many days. None of my judges have denied it. --73.230.xxx.xx

Judge in my area only allows 10% as late fees. This stinks because they have no financial incentive to pay it until the last day of the month.

Last judge set it up that way. I am considering writing a letter explaining that his way means the tenant is fully charged on day one. But I don't want him to change the rule where I can't get the 10% either. --107.147.xx.xx
