For the past few years in L.A. (Los Angeles), the City, Housing, Code Enforcement, Dept of Building and Safety, the County Health Department, Animal Control, tenants, neighbors and "Partners" have been taking advantage of me. And it's all my fault for allowing this to happen. There is only so much I can do since the Police, City Attorney, State Attorney, FBI, Homeland Security and others refuse to enforce laws against criminals, they will only prosecute landlords, contractors and professionals trying to squeeze out a life/living.
So today, like I said, I was able to work in 17 of my units making brief small needed repairs. Of course the moral of this story is when I show up to do scheduled repairs, the tenants spring on me an "additional repair". So I inform them that since I hadn't been notified of the additional work, it would have to wait until the next time I'm in the area and have the equipment/supplies on my truck.
Some of my tenants say, "I will report your for not fixing everything since I'm there now"! I explain that I have tenants who Gas Heaters aren't functioning in the cold weather, other tenant with plumbing issues -- low pressure or leaks, another tenants front door key got broken off in the lock". Which one of those of other tenants do I disappoint, promise to come back another day, all because "YOU WERE TOO LAZY AND INCONSIDERATE TO SEND ME A HEADS UP, via a text message, that your second phone jack stopped working because your illegal dog chewed on it? The law is a landlord is only responsible for 1 working phone jack per apartment"! And IF YOU GO THE ROUTE TO CAUSE ME HAVE TO DEAL WITH THE CITY, THIS IS HARASSMENT. The City just passed another rule. A landlord found guilty of tenant Harassment used to be find $1,000 per case. Now because tenants are treated like gods by the City, the fine was increased to $3,000 per case. So this means I can sue you for the same Harassment and collect general damages in the amount of $3,000, and punitive damages of 3 times that amount, a total of $12,000. So go ahead and make my day...... Oh also, I can evict a person for interfering with my land - lording business....
I then said to this tenant, you still have two cars. I like your new Toyota, an asset that can be taken away by a court Judgement.
So instead allowing the B i t c h y tenants to rule, I'm now so pissed of with the Mayor, I'm going to dish it out as well. Oh, I purchased a new type of insurance, coverage for City Harassment.
