Sometimes our guys get jealous, even if the jealousy is unrealistic.
Keep your A&B property manager with your A&B properties. Keep your C property manager with your C properties. There's still a risk of hostility and jealousy, but it's less, because they're naturally insulated from each other.
If you consult with your A&B property manager to help fill your C's, now you're definitely getting into tough territory. If your C property manager finds out, you run a greater risk of him firing you as a client.
When you say "Property Manager", I'm visualizing someone who's involved with the property beyond just the turnover. So it's not just a one-time interaction, but it's an ongoing relationship with the people they place as issues arise and communication needs to happen.
So-- if you're going to juggle multiple PM's, keep them each in their own backyard.
Not all of our holdings are identical. Not all of our holdings are even held by the same entity. Not all of our holdings are managed in the same way. Because of that, I presume there's nothing in writing that says 100% of all-your-business needs to go through a certain entity.
But once you get a certain PM involved with a certain address, and then go over his head (along with whatever fees or commission goes along with the placement) and request someone else to coordinate the next placement--- that's where you're going to get into trouble. Whether it's personal/relationship or whether it's business/legal depends on the details of your circumstances.
