I currently have 2 property managers that I use to help me find tenants. I use one to help me find tenants for my C properties and one to help me find tenants for my B and A properties. The reason for this is because one is better at dealing with and finding the type of tenant I get for my C properties and the other is is better at dealing with a finding tenants for my B and A properties. Dose anyone else use this type or system? I know this is a business and the bottom line is to make cash flow but I want to be considerate to my property managers. I don't think my property manager who finds me B and A tenants would have an issue with this, I think my property manager who finds my tenants for my C properties would have a problem.I recently let me B and A property manager try to find a tenant for one of my C property but I have also contacted my C property manager. Any thoughts on this would be helpful. Thanks for your time. --35.146.xx.xxx

Keep your A&B property manager with your A&B properties. Keep your C property manager with your C properties. There's still a risk of hostility and jealousy, but it's less, because they're naturally insulated from each other.

If you consult with your A&B property manager to help fill your C's, now you're definitely getting into tough territory. If your C property manager finds out, you run a greater risk of him firing you as a client.

When you say "Property Manager", I'm visualizing someone who's involved with the property beyond just the turnover. So it's not just a one-time interaction, but it's an ongoing relationship with the people they place as issues arise and communication needs to happen.

So-- if you're going to juggle multiple PM's, keep them each in their own backyard.

Not all of our holdings are identical. Not all of our holdings are even held by the same entity. Not all of our holdings are managed in the same way. Because of that, I presume there's nothing in writing that says 100% of all-your-business needs to go through a certain entity.

But once you get a certain PM involved with a certain address, and then go over his head (along with whatever fees or commission goes along with the placement) and request someone else to coordinate the next placement--- that's where you're going to get into trouble. Agree with Deanna's post! Don't mix them.

I find the A property tenants easier to find, but worse to deal with. When I look back through the years...I find most of them acted rather entitled, as do some neighbors there. It takes a bit more patience and finesse to deal with them. --75.11.xx.xx

There just is not a big enough demand here to have any group realtors. We grow our own managers here by giving them small task that you can outsource.
