Land lord Becky agrees to extend the lease originally signed on (insert date) for (insert address) by TENANT (insert tenant's name) for a period of (insert how many years), starting on (insert start date of renewal) to (insert end date of renewal) for a rent of (insert rent). All other terms and conditions remain the same.
Tenant (insert tenant's names) accepts this extension.

P.S. It's easier to build automatic extensions into your lease. Basically, my lease renews for 1 more year at a 2.9% rent increase if no one says anything at least 30 days in advance of the current lease or renewal period expiration. If I want more rent, I'll send something like I posted above with different terms... more rent, etc. --184.4.xx.xx |

I do similar to what Sid does except that I send a letter to them regardless (even if no changes other than the extension) just to "remind them" that it's coming due.
I also put at the bottom of my letter that it is only our intention of extending the lease and that no response from them (if they don't sign and return with a "yes" or "no" then it is automatically renewed just as the lease indicates.
I do have some that I enter into a new lease with though yearly (per the direction of the owner of the property).

Also... lately, I will text them (or call) and let them know that there was a letter sent, etc because the Post Office is screwing up big time lately.
I have one that never received, one that received the letter AFTER and I've got some things that I'll receive from the water company expecting 3 statements and I'll receive one or two and no others... then other times a different property that I didn't receive will come but not the others.

It can be really basic, as above. Just make sure the names, address of property, date of original lease and dates of extension are all included.
If rent is increasing, that should have its one line, (or bullet or number) don't say "$20/more a month"
Effective January 1, 2025, Rent will be $1060 per month.
You might want to reiterate (or update) where or how rent is paid: Mailed to 123 Happy Street, paid by Zelle or ACH to Jimmy At 470-123-4567, etc.
It does not have to be fancy as long as you reference the lease that it is extending. And when it's signed, send everyone a copy (via email) with a confirmation of receipt. --73.106.xxx.xxx |
