Hello WMH, I was wondering how it changed things for you when you decided to allow smokers in your rental?

If you got it rented to one, are they abiding by the rules?

How often do you plan on checking the home?

I'm debating: all data says MONDAY is the day most people look for a place. I can think of a few good reasons for that: bad weekend with spouse, good weekend with BF or GF, back at work with better internet service...but do I want to wait a full week to list a place? Hmm.

I have considered pulling mine off the market for a little while to reset but am not sure how long it takes or if it will. I was considering allowing smoking myself but wanted to see how that was working for you.

I usually don't have the same outcome as you in getting a place rented quickly, but I usually don't have this much trouble either. Seems people that are qualified are staying put. I find it surprising that you are experiencing a slow turnover as well, but I know what you have mentioned about your market changing.

As Brad20k said, online photos are today's curb appeal. Even the worst homes are all spruced up virtually and artificially: not sure how to compete with real estate trompe l'oeil...

Got a call about a kitchen faucet problem yesterday. It is in one of my smoking places.

I hated even walking in there. I am sending my guy to swap out the faucet this afternoon as I just don't want to deal with the smells.

She is a decent tenant, been there for years. But, the place smells bad. Mix between smoke and B.O.

I am making all my places smoke free as they empty out. I couldn't be happier.

I don't rent to smokers in my SFH, EVER. Not even if they "only smoke outside."

If they're short on cash, they'll buy smokes before they pay rent.

I will end up with cigarette burns on the countertops, hardwood floors, windowsills, etc.

The nicotine will permeate EVERYTHING. Conversion back to nonsmoking=$$$$$

I don't want to breathe it when I enter for inspections or repairs.

Fire risk.

In my opinion, smoking is an indicator of general poor life choices. I rent to smokers in my rooming houses, but poor life choices kind of come with the territory there. I still kick them out if they smoke inside. --104.230.xxx.xxx
