Do you provide mouse traps/poison if a tenant sees a mouse and asks? This building has no children and is right next to a park. I have provided some in the past.

Honestly, this tenant is a hoarder in my book. Not a nook or cranny without something in it; perfect breeding for creatures. I noted she is slowly working on her area of the basement and provided some there. Now says she saw one in her unit, which is just as cluttered.

How would you approach the request? She is a long term tenant who has lived in the building on two separate occasions but different units. She is otherwise a good tenant and has left the units pristine the last time she left. I just hate the clutter, but know hoarding is another class of discrimination if I'm not careful.

That's an apartment building? Go over and put mouse poison everywhere. In multi-units pest control falls more on the landlord than on the tenants. Put the poison in out of the way places and use those pet-proof boxes made for mouse poison.

Put the bait in every apartment, not just hers. The mice will get everywhere. Underneath the stove is a good spot to put some, and underneath the kitchen sink, and in the crawl spaces and attics.

You are not going to change her housekeeping habits and it sounds like she is not a bad tenant, rent on time and leaves the place in good condition.

Mice can do some really expensive damage, and it is your building which is being damaged. I suggest that you get right on that. --76.178.xxx.xxx

Sometimes they come inside if you're next to a field, or certain times of year. If ignored, they can cause a huge amount of stink and damage. I had one house on the edge of town where they ignored the mice, and mouse urine got into the air ducts and into the gas stove/range. It staaaaank.

You might get one of those plug-in sonic repellers (check reviews to find a good one vs a useless one). You might bring some snap traps baited with peanut butter. Not necessarily because it's your responsibility, but to protect the other tenants and your building from the mice.

They also have bait stations that are like an inverted t. You might put one of those outside, although I generally avoid poison, because it can get transferred to predators/scavengers if they eat a poisoned mouse. Another negative about poison is that the mice can die in the walls, and then it stiiiiinks until they decompose enough.

I usually avoid glue traps. Glue traps are good for knowing what's traveling through an area, but I prefer to give pests a cleaner death. --137.118.xx.xxx

It is a duplex; no pets no kids. One person in each unit.

Just went over and left more bait. I attended a seminar through our local Apartment Assoc. about critter elimination, several signs and types. Mice like to travel the perimeter of rooms, using their whiskers to help navigate. They will cross a room if disturbed, but perimeter is their preference, so I am mentioning that to her since she'd prefer to place them. I previously placed all the basement ones. It seems to be reoccuring every Autumn as the weather cools.

We'll need to stop to get more on our errand stops today.

More thoughts? --75.11.xx.xx

Your last statement nailed it.

The mice show up when it gets cold outside.

That's typical - we want to go in where it's warm when it's cold outside, too! : ).

There must be a place where they are getting access to the building.

It's up to you to find out where that is and plug it up. --72.218.xx.xxx

UPDATE: Besides the back door that tenants sometimes prop open to bring groceries in, hubby went around the building and found a crack they might likely get into. We picked up more bait and patch material; he sandwiched steel wool into it and we'll keep our eyes on it to make sure it stays cemented up.

I gave her instructions about where to put it in the apartment. --75.11.xx.xx

Wait for evening and turn on all the lights inside especially in the basement. Look for where you see any light coming out. If you have a space the size of the head of a pencil, a mouse can get inside.

There are two types of houses - ones that have mice and houses that lie about not ever having mice. Mice are everywhere. Where you don't want them, they are a fact of life. I place traps out everywhere. --24.101.xxx.xxx
