Good day! I thinking of converting my sunroom and converted carport into an ADU. It’s attached to a 3 bed 1. 5 bath home. The connecting wall between the front room of main house and sunroom is brick walk. Just wanted to know if I will need to fireproof wall and do the same in the attic? Thanks. If it's not a physically separate building, make sure you're not creating a duplex in zoning that doesn't allow duplexes. --172.59.xxx.xxx

We have 6 ADUs of various configuration. DH draws up the plans, we apply for the permit and they tell us what needs to be done. If we need fire-rated drywall we install it. But Zoning and Building Codes will tell you.

We even pulled a permit on an existing but illegal ADU and Inspector was very helpful in helping us MAKE it legal. Didn't take much, the guy had done a great job just didn't pull permits. --108.4.x.xxx

Yes, that's one of the things they might tell you to do. We had to do that on the one currently under construction because DH raised the roof rafters/ceiling. I think it cost $550, no big deal in the grand scheme of things.

We needed one on another for the same reason - it was A shaped and we wanted to square off the ceiling more.

Again, no big deal. DH drew up the plans, the guy came and inspected and stamped his approval on the plans.

Good news is if an engineer stamps them, the inspector just does pretty cursory inspections!

A semi-retired engineer who will do it for a few bucks has worked for us. --108.4.x.xxx

Now if you have to pay an architect to design a place from scratch, then it gets pricey.

You will need two hour fire separation between the units. Two sheets of 5/8 inch dry wall - one length wise the other going long....so the seams don't line up --24.101.xxx.xxx

Ray, can't you stagger the vertical seams and then on the second layer start with a short piece for your horizontal seams?
