I've finished one half of the property with 2 MTR units.
I have a guy really interested in it & hoping I get his application soon ( fingers crossed).
Another couple are coming here from Colorado in a month, so I'll get the second unit ready in time for them.
Two new inquiries to follow up with, too.
I hope I can get them both rented quickly!
I was gong to take just a little break before wrapping up the second one, but... for someone who plans ahead and is willing to pay move-in $$ and sign the rental agreement now in order to get it....I don't think I'll take too much time off - yet : ).

Someone coming from Colorado to Virginia doesn't want a professionally shot & edited video showing the highlights of the place. They want to see the details.

I didn't hear your jeans swish. Maybe that's because I'm printing out the seed packets that are going in my Halloween goody bags. (Swamp milkweed, bwhahaha!!!)
Two suggestions (not imperative): foldable screen by the door to mask the bed if they want to have a guest or two over for take-out. And a travel coffee mug that they get to keep with YOUR company logo and contact information printed on it, so they can bring that mug to work , and advertise for you. Heck, two mugs, so one gets left at work, and the other they keep. OK, maybe two spendy. One mug per rental.

Shorten the video. It should be 2 minutes or less. Nobody cares to see what's in the kitchen drawers, or that the toilet has 2 buttons. Have the door unlocked and walk through. If you are using an iphone in video mode you can change it to 0.5X and then it record.

What is the spot by the barn door on the left when you first walk in? I backed it up but didn't make it larger. Just curious.
Also I didn't hear any jeans from walking. Couple door bangs but that's it. Maybe have no sound at all then drop in a nice light tune found on the web?
I admit that I scrolled a little when the details were shown, but there was nothing left out, except maybe the back yard.

I adore your cottage. It is beautiful. About how large is it in square feet?
The epoxy wood accent strip on the floor came out beautifully. I remember your post from when you were installing it.
Do you have info on the pros and cons of the barn doors? I'm looking for input/guidelines should I install them in the future.
What is in the utility access panels under the TV?
Bonanza is right that a shorter video is more useful for marketing. But keep this longer walk-through. It is useful to send to guests after booking so that they can plan what to bring. This video is useful for those who love to cook or clean and want to know exactly what they are getting.
As WMH says, ditch the bathroom rugs. Get a bunch of towel bath mats instead. They can frequently be laundered in the washer/dryer. The bath back of the bath mat will crumble in the laundry.
Weird thing I found is that the store bought white plastic hangers would regularly disappear with the guests. But wire hangers and those plastic hangers that come with clothes on shopping trips would be left behind and multiply. So I stopped buying those hangers. No routine issues with anything else. I appreciate all of your comments.
The second sliding door, in the far left corner as you enter, behind the bed, is to the other unit.
Zoning required it so as not to make it a 2-family house in a 1-family neighborhood.
It has a locked door on each side & insulation between.
There is no outdoor footage because it's being advertised at a "low, introductory rate" due to landscaping and fence installation still to be done.
And The first residents will also need to agree to help me determine if different countertop appliances are desired, what could be better, what is great, etc.
Plus, no need for an inspector to recognize it if they troll online : ).
About 400 s.f. (just under)
I really like the barn doors. There really was no other option in the small space anyway. Not hard to install. I used hollow inwriisor doors to save time & money now, but hope to upgrade to wood to increase the country vibe. I'm trying for a good balance between country / modern.
That's funny about the hangers disappearing, but they are cheap enough to replace. I kind of expect a couple things like that to disappear (complimentary squeaky toy & rawhide bone : ), but then rent will be high enough to more than cover it.
I've had single pieces of silverware go missing a couple times - that seemed strange. The worst/strangest though, was the TV remote. It was accidental, I called them while they still weren't too far away & they brought it back. But how do you accidentally pack up the remote? Like, what did you bring that uses one? LOL
One thing to note regarding the barn doors: Make sure the trim around the door opening is perfectly plumb, so the edge of the level door lines up with it well. Some trim in the corner is just a bit off, and it looks strange. At least to me, a perfectionist.

The access panels are water shut-offs.
I stuck a paint can opener (because it works well to open the panels)on the back of the TV. If it's a true water emergency, you don't want to have to look around for something to use. --70.160.xxx.xxx |

The fire extinguisher might should be moved to hanging near the rear entry door or something away from the stove or where the fire might actually be. I was informed by fireman that it should be in another room.
Maybe place the chemical cleaning products on the upper shelves and the natural ones could be on the lower, just in case of kids.
All in all good job. I thought you did well on the video. I like details, especially as a customer.
