I recently went incognito to a renter's rights seminar just to see what was cooking. For all of you who live in upstate or downstate NY, please feel free to email me at mapleaf18atoutlook.c0m for my findings.
Some lowlights: As of August 18, you are required to give to any tenant a copy of the GCE applicable/inapplicable form at any lease signing, lease renewal or any other notification such as 14 day notice to quit.
KH Signed into action as of December last year the ability for tenants to do a "reverse eviction" whereby they can get lowered rent, and sue you for damages should they obtain a code violation on their unit and then trot down to the local clerk's office to get FREE ASSISTANCE in filling out these forms (no one else gets free legal advice at municipality clerk's office, hmmm)
As suspected, the various legal aid agencies are forming a statewide task force to lobby for even MORE tenant friendly legislation such as the elimination of screening altogether, the elimination of credit score and income to rent ratios, etc.
Don't laugh those of you in RED areas, this junk will be incrementally creeping YOUR way especially if K gets into the White House. --64.246.xxx.xx |

I go to the city Marshal for my evictions and they actually complete this for us. I didn't "know" about it but I went to pick up the papers to bring to the court (small village court they don't do it... I go there, get a court date from them, then bring the paperwork back to the Marshal to serve). Anyway, this paperwork was in the packet. I scanned it and saw "Good Cause Eviction" and was wondering what was up with it.
I haven't had the time to look it up. Good to know and I'm glad I use who I use because they obviously are aware of what is needed. --67.253.xxx.xxx |
