With the election being less than two weeks away, who here believes whom is elected is going to impact the NATIONAL real estate market place?
Pulling out the rental market aspect of the real estate market place (one of the candidates wants to control rental income without limiting expenses).

There's not a whole lot a president can do if they don't have the full support of both houses of Congress. Sure, they can stir up their party base in certain cities to pass dumb laws like rent control and anti-discrimination in application process (in reality, making it impossible to screen anyone), but those cities are already mostly garbage, and wise LL's should have pulled their money of of those areas long ago. Why they remain when things are only getting worse is a mystery.
Ha*rris talks a big game of "going after corporations" and so forth, but that's just to rile up her base and get out the vote. If "going after corporations" was actually possible and worked, they'd have done it long ago. My guess is she'd make some token effort and blame the lack of any real change on the R's. Much easier to claim, "the other guy stopped me from saving you" than to actually attempt to solve the problem of lack of affordable housing (i.e. build more). And the people will believe it, regardless.
I'm somewhat concerned if The Don wins and gets his way with tariffs. The Govt has no business telling American citizens how much extra they have to pay for legal products purchased legally from anywhere in the world. Hopefully, his party would talk him out of those or, like the above, it's just a campaign promise he never intends to keep.
My favorite thought is in less than 2 weeks, all the ads will stop.

I do. Bought my first in 1983.
In my area properties almost doubled from 1985 thru 1988, then dropped about 30% between 1988 and 1994.
Barely rose from 1994 thru 2000. Almost doubled again from 2003 thru 2006, then dropped about 40% by 2012.
Started rising rapidly from 2018 thru the present.
I believe prices will slowly cool off if one candidate gets in but will noticeably decline 30-40% by the year 2030 if the other candidate gets in. --73.215.xxx.xx |

The world has changed in many ways. With corporations and REITS buying up half the rental properties out there, and the other half being owned by thousands and thousands of mom & pops - it's a whole different game depending on who owns what.
Our president in 2008 vowed to go through the tax code "line by line" to change things. It's the only reason I voted for him. I didn't make that mistake again. --108.4.x.xxx |

This election is going to affect interest rates. If mortgage rates go up, that affects the entire the real estate market country.
If a national rent control bill (or presidential decree) is put into place, that will certainly affect the rental market.

I was talking to another investor and I wonder if this will play out.
Harris wants to give 25K to first time home buyers. And 25K in a forgivable loan to just minorities to start a small business.
So they start a small business doing nail care from home. They just dont ever find any customers.
With the 25K for first time home buyers. They now have 50K for a nonpayment.
Then they use their section 8 voucher payment to make the mortgage payment. Which is already allowed.
Not needed. But a 2016 rule It would operates by taking into account the rental prices in specific neighborhoods — instead of averaging across an entire metropolitan area — making it easier for poor people to afford apartments in middle-class neighborhoods with better schools, lower crime rates and more job opportunities.
So they could afford even more. At a time when a lot of working middle cant afford a home.

Like Sid said. Neither really has that much power to change much without support that they likely won't have.
I also agree with Sid that T's proposed tariffs will likely do more harm than good. He doesn't appear to understand how tariffs even work. He keeps talking about the foreign country paying them. That's not what happens at all.
And for those talking about bringing those jobs back to the USA? Not going to happen with tariffs unless they were jacked to a huge level. And even that would take a long time to start some of them to be worth making in the USA.
We make something like 11% of what we use. We import the other 89%. So tariffs would mean increasing prices on 89% of what we buy. And, again, raising them HUGELY if we expect any change in who actually makes those goods. It would cost many times as much to make them here than overseas. So, tariffs don't work unless we're looking at making 89% of our what we use several times more expensive.
(And his currently mentioned tariffs don't increase it to that level -- so enough to make everything more expensive for us, but not enough to make it worth making it here. So, T's tariffs are a lose-lose for us as consumers.)

In light of what has happened in the last several years, I have lost faith in the Federal government, my State government, and the cities we own properties in.
Both Presidential candidates are unconscionable. Both parties are unable to work together toward successful middle ground progress, which divides us as a nation.
Too bad we don't have completely different choices two weeks from now.

A question was asked. I commented about a specific issue that would affect prices (tariffs). I gave details on why I feel that way.
Orange Man has a "concept of a plan", at best. Like I said, I really am not sure that he even understands how tariffs work based on what he has said. Of course, there is nothing I can actually READ about it to confirm, because he has pretty much no written plans to look at.
At least with the "whack-a-doodle", I can go look up what their plan is.
So, no, this wasn't just an "orange man bad" post. It was details about a specific aspect of what he has mentioned is his "plan" and why I think that is a bad idea.
If you want to defend him, then at least give some details other than calling the other a "whack-a-doodle".
Come on, NE. You're better than this. I think? All you do is put others down without even bothering to look into any facts or details.
Is something I said about tariffs incorrect? If so, then tell me what I've said that you think is wrong. Otherwise, you're just ignorantly following the Orange Man and saying that anyone else is a "voter that you don't have faith in."
Sorry, but even though I am religious, my votes aren't based on "faith". They are based on facts and research. Which, again, is difficult with Orange Man because he has, well, just a "concept of a plan" for most things, at best.

I've owned real estate though the last NINE preisdents, and have bought and sold real estate through each of those presidency. The tax laws have changed, the depreciation schedules have changed, financing has changed and interest raates have chnaged. The first house I bought was 9% interest, I bought a house at 15% interest fixed for 30 year, not from a loan shark but a bank, and I got a mortgage for 2.5% fixed. Been through the Savings and Loan Crisis, the dot com crises, and the great recession, and through it all I still bought real estate and sold real estate.
The country is divided and on many issues are split 50-50. Even if one party wins the White House, Congress and Senate, their margins will be slim and the party out of control will still have various controls. the party in power will not have free rein to operate at will.
