Renters are putting grease in line. No one says they did it

How can we resolve problem and charge the tenants

I think that if there are four units and you don't know who is doing it, then the landlord gets to pay to have it cleaned out.

You can announce that you are going to start terminating leases until it stops so that you can see you have finally gotten the guilty party out. And then do it.

Grease most likely is going down the kitchen sink, so you can go to all the units and pull the trap under the kitchen sink to see which one has grease in it. --76.178.xxx.xxx

I purchased 1-1/2", 2" and 4" clear PVC piping. Then in each of my 16 unit apartment bathroom, I attached a section of clear pipe with a color video camera taking videos of crap, paper towels, tampons and condums being flushed. With video evidence, I was able to sue and evict each violator. --108.61.xxx.xxx

People respond to carrots or sticks.

The stick: Show up one day with professional plumber with a scope camera to check the lines, and let the tenant know that wherever they find grease residue that person gets the clog bill, along with the cost of the scope for all four units, and their lease gets non-renewed on the spot.

The carrot: If they fess up RIGHT NOW, they'll only get the bill for the clog and the "I showed up" plumber's bill which will be far cheaper than the scope bill for 4 units, and you'll let them off with paying that bill plus a warning this one time.

Don't announce it in advance or they'll pour drain-o or boiling water down the lines and making scoping useless.

Or just take it in the tailpipe. Multi-units are like that sometimes. I don't know of any way to fix it other than to split the drain lines, which is likely cost prohibitive. Don't expect the tenants to confess to their erroneous ways. Contrary to popular assertion, most folks aren't just "good people" when it comes to screwing someone else over financially to avoid a hit to themselves. --184.4.xx.xx

I just about posted the following into the other link that only had one post in it. Then I thought that it was too easy to answer so I looked farther upstream and found this one.

Here's my other post, which has already been covered:

I would think that your handyman could pull the traps in the kitchens and see if there is grease in any of them.

That would be an easy check and no way they could deny after that.

I like Sid's idea...or you can simply pull the p-trap in each unit under kitchen sink in 5 minutes and take photos...it will probably show up in one of them. Do it unannounced (obviously you must give 24 hour notice, but don't tell them exactly what you're doing) --64.38.xxx.xxx
