The saga continues but at least the two tenants are out. I had a cleaning team over there yesterday and they spent 6 1/2 hours cleaning non-stop, scrubbing and disinfecting and sanitizing.
I’ll be in I went over there today to hang replacement curtains and mini blinds that were mysteriously missing. I’m so glad I have photos from before, showing that there are mini blinds and curtains!
Anyway in one of the bedrooms, there’s a ceiling fan with a 3-light attachment. Two of the lightbulbs are missing. I’ll have to dig it up but I’m pretty sure when my realtor took photos, all the lightbulbs were there. Do I charge for the cost of two missing lightbulbs? I think yes, in my head, but this is the first time I’ve done *any* of this kind of stuff. In case you don’t remember, this is California. TIA!! --99.117.xxx.xx |

Either just charge what the cleaning crew or handyman charges you to bring it back to rent ready or charge a la carte. Burned out bulbs are a pet peeve of mine.
Carpet not cleaned – per room $70
Ceiling fan not cleaned – per fan $20
Dog poop left behind – per pile $20
Light bulbs – missing or burned out $10
Personal items left – at the side of the road $50
Personal items left – bed, furniture, heavy items $75
Personal items left – in attic or crawlspace $50
Personal items left – in shed or outbuilding $50

My lease is clear: At move out, clean and restore the home to hotel clean, everything repaired, ready for the next family, with NOTHING for our crew to do at $75 per hour plus materials and mileage.
If you have to do ANYTHING, charge for it. $10 per bulb.

I don't run the majority of my business concerned with results should I end up in court; however, trying to justify a burned out light bulb not being "wear and tear" and trying to justify the cost of a trip to the hardware store to pick up new ones boggles my mind. I have light bulbs and batteries with me all the time. Should there be special chandelier bulbs or a two story foyer ceiling light, I understand.
Not picking but truly curious about a statement in the first post about "disinfecting and sanitizing". I read a cleaning lady group and they all seem to charge for this, like it's something special. I guess I do not know how to clean. When you are doing the "scrubbing" (I get that part), why isn't the Lysol or Mr. Clean that's in your bucket doing the disinfecting and sanitizing .... what else/extra are they doing? --98.237.xxx.xx |

Yes, charge! Our lease said $5 per bulb...but given the cost of LED bulbs now, probably need to up that to $8-$10/bulb. And if you have any "unusual" bulbs such as those industrial candelabras or halogens...they can be even more. --64.38.xxx.xxx |
