I have lowered my price, put up signs, put out flyers and am still hardly getting any inquiries. The ones that I am getting are either no good, or don't speak my language.
It also seems that a lot of renters refuse to fill out the prescreen. I think some are afraid of being scammed as there is a lot of talk about that on FB.

NE, you are where I was this spring and summer. I had my best looking apt, a 2 Br w garage and driveway for 2 cars w W&D hookup, New windows floors and stainless appliances including dw listed for 1,100. No interest even though it is lower than other listings. Had another larger 2 Br in less desirable area w shared parking and W&D included for 985 come available in Sept. People are all over that one. They don't qualify but they are pinging me. I lowered the nicer unit to 1,000 and started getting interest. Really puzzles me that prospects are so price sensitive that even now the $15 spread is a deterrent. Had one tell me that there is nothing out there that is comparable to what I have. Same here. Took me 6 months and 2 weeks to get a qualified tenant. Had times when there was radio silence, then a bunch of deadbeats (probably getting currently evicted) would inquire around the end of the month as they got their non renewals or eviction notices.
All the people in the RED areas said "oh it's something you're doing incorrectly." Um, no. The tenant pool is abysmal due to the Sc@mdemic emboldening them to think housing is a human right. That and Bi-dung/Kameleonflation. The BLUE areas are particularly bad and it's catching up to the RED areas now... "tenant protection" ™ legislation will be sure to follow. --64.246.xxx.xx |

House prices are dropping like stones in my area. The more expensive homes are dropping $50k at a pop.
The ones in really rough shape - our former targets - are being sold for up to half initial listed price.
Some Sellers really missed the boom!

I offer some of my places with or without garage parking. A garage is $50 more; used to be $25 more. Most all decline the garage even when it was only $25/mo. Some wanted it only for the winter, but we don't do that. Instead we find people paying $100+ for a storage facility and rent it to them for less than what they are paying. If it's a 2 car garage, we use half for our supplies, appliances, car or motorcycle.
The W/D are attractive to some as they don't want to pay for them or take care of them when there is a problem. Only had luck finding two tenants who had their own in 45+ years as a LL. Not that I was specifically looking for tenants with a W/D. Was more concerned with getting the best qualified. --75.11.xx.xx |

I had an applicant this past week. A 50 something divorced bankrupted women. Living from hand to mouth with no real savings. Only a small amount in her retirement accounts. And I had the BEST Conditioned apartment at the Lower End of the cost scale. She needed my help. So since I hadn't have many good qualified people respond to my ad, I decide to work with her.
I looked over all of her finances, income, job, vehicle, debt and found somethings we could improve on. I spoke with her boss and he agreed to extend payment of her salary for RENT DUE. She had a credit card for many years that was not included in her bankruptcy. That Bank, where I have a vip account, agreed she could put rent onto her card as a cash advance at only a 1% fee. Things were looking up. But when it came to her vehicle, a Jeep, I told her she had to sell it, pay off the loan and buy a Certified Used Toyota from my friend, owner of Toyota dealership. She would net $32,000 from the sale of her Jeep and the Used Toyota (2 years old under a 5 year warranty plan) was around $14,000. Then she would have saving in the bank and could have her 1st and Deposit. And her friends and family loved this was an upstairs unit, no common shared walls in a great area of the arts district--No-Ho. North Hollywood, CA. She found a replacement car at my friends dealership.
But she always dreamed of owning and driving a Jeep. The Worst Designed vehicle with constant break downs costing $600 a pop.
So she did not get my apartment. She is living in her Jeep on the streets of L.A.

6x6, if you find a good syndication platform that will host your rentals, that will push it out to many different site. No real reason for a personalized website. I’ve only been called out once for not having a real website. Want to guess why and by who? Some deadbeat I denied who couldn’t find my website. Saw all the info, Went to the physical property and viewed it. Submitted an app. Got denied and then called me a scam because no website and wouldn’t talk to them on the phone. I've got three residential units vacant right now. Advertising via Buildium which syndicates out to Zillow Group, Zumper, etc.
I get about 3-4 interest requests per unit per day. A couple of applications per week. It definitely is slower than it used to be, but still steady. Rented one last week. Just had someone with a 715 apply to rent. They'll probably win. I still have to get their landlord reference and do the 2-minute home inspection.
People might be hunkering down. The winds of change have been whispering "recession" for awhile. We've got a big election here in about a month. People are being cautious, wondering what will come next.
Commercial units are fully rented out with a waiting list.

This could be helpful to your advertising efforts. I put myself on linked in dot com. I noted when I goggle my website, it pops up as the first entry on the page. Clicking on it, is a few words about my background and what we provide. To avoid scams, I advertise to look us up on linkedin so prospects can look me up to see we are not scammers. For a websight I use eboard dot com, only $39/year. Teachers use it to assign homework for their students. I chose to use it to list my properties however I choose. Sometimes I advertise openings or coming soon units.
Easy to remove and save a property once it's rented.
If you are not familiar with linkedin, there is an area where others can give you references and more. Couldn't we all use some of those?

For SEO, you can put in your Z or fb ads any keywords with hashtags that would capture the attention of potential tenants. You could list the location, amenities, and anything else that could attract eyeballs of prospective tenants.

NE, 6x6, et al, you being highly imaginative wordsmiths with energy to write well can easily include short one-two word descriptions in your online rental ads for SEO. Those one or two word terms can act as keywords to be scanned by web crawlers to bring your ad to target audiences.
If you're using Z, the program will use its own AI to pull important short descriptions as SEO. If you have hardwood floors, Z or any web crawler will suck up the words "hardwoodfloors" as a selling point and look for interested viewers.
6x6, your place was ev-charger ready and/or was near a university. Maybe, you could put the keywords at the bottom of your ad, hashtag-your_nearby_university_here, hashtag-evcharger-"ready".
NE, as an expert flipper, you could include, hashtag"impeccablehome" or hashtag"spotless" as keywords at the bottom of your ad. You could even just use those hashtagged words right in your ad.
If you're using f, you can see the possible popular-f-approved hashtags by opening a post (but not posting anything) and to start typing some descriptions. You can try out and see if f responds to your terms of Hashtag-"rentalproperty", hashtag-"your-city-here", hashtag "forrent"-your-city-or-area-here, etc. Then you can make a list of what hashtagged words that f recognizes. Those terms can be included in your ad.
