Applicant asked why we told her "The office could not approve the application" and wanted a copy of the court records.

We replied to go to MyCase.in.gov and search their names. (The guy had a BAD list at court)

A few hours later she replied. "Thanks. I did not know."

Maybe we saved a girl from trouble.

You did good! I had a women who represented a group that wanted to rent my 5 bedroom 3 bathroom house. There was this women, her boyfriend and his gay brother. Another couple (male and female) and a single female friend. They all saw the house and handed me their applications. I ran a full credit and background check and found a disturbing issue/problem.

I called the representative back and said, "Someone in the group did not "pass" the background check, nothing to do with "Credit", so no one is entitled to a copy of a free credit report. She asked who it was and what is was all about. I explained that I had everyone's permission to give YOU the answer if got the rental, and as a "total" group, you failed.

Of course charges were filed against me that I did not accept this group because I was racist, sexist and other things. I did not share with the hearing officer my findings, but requested all the applicants sign a document that I "COULD" disclose to a Judge, prosecutor or hearing office my results of the background checks. They did not provide me with a release.

So I went to a L.A. Kangaroo racial landlord hearing. I let a few witnesses testify so I wouldn't be the one who "Let the Cat out of the bag".

A 9 year old girl and her 5 year old brother, with their parents and another Judge from a State Court let everyone know that the Applicant Couple's brother was a sexual predator who served time in rehab for sexually assaulting the brother and sister, took pictures and sold the over the internet. The brother knew but the girlfriend had no idea.

I am amazed at how many people will run their new guy/gal thru our online search.

One single tenant does it before she will go out on a date. Might seem extreme but it is there and takes a minute to do. Unless the new person has just decided to do bad things or they are adept at hiding from the law it makes sense to do it.

I believe she did not know. He had served his time in prison and was out.

What guy who connected with a sharp, employed, pretty girl at a bar, and convinced her to move in together (think free rent) would volunteer info about his criminal activities and prison time.

Some of these applicants have only known each other a few weeks or months. I had one couple apply together on a Saturday when they had just met at a bar Thursday night.

What drives me crazy?

When a couple (allegedly going to get married), that can't tell what the other's credit profile looks like.

When I ask, does your BF pay his bills - I got - I think so.

Hate to admit it but my daughter was exactly like that.

They were together for four years and have now been married for one more.

Until a couple months ago they still had separate bank accounts. She had no idea what he even made at his job. How do they budget then? Well it was a joke for sure.

They knew what the bills were that came in so he would Venmo her his half of the money.

They still were floundering. It was driving the wife and I crazy. It is just the way the kids today prefer to do things.
