How do you handle a rentor whose power is shut off ? They’re still living there Rent paid but now going on several months and cold weather is coming in .

If the house or rental unit has electric heat and a electric water along with electric stove and clothes dryer then cost of electricity is going to be high. Also if the insulation is poor then it will require a lot of electricity for heat. Upfront where upgrade insulation then install a high efficiency split heat pump for cooling and heating then the costs of heat will be a lot lower. Here it is extremely difficult to rent units with electric heat. In the meantime that day the power was shut off as tenants let the arrears go up to the point where this happened where will have to deal with before winter sets in. In future it maybe to upgrade so the cost of electricity is lower. --216.110.xxx.xxx

My lease agreement states the must keep utilities on. Have you phoned the other utilities to ask if electric, water... Is active? I'd do that. Then I'll read my paperwork real well. And enforce in writing what it says. Going to have to enforce your paperwork. Get busy! --172.59.xxx.xx

From my Rental Agreement:

7. UTILITIES:

Resident shall be responsible for the payment of all utilities, for the duration of their possession of the premises. Any utilities that were in Landlord's name for the purpose of showing the premises have been discontinued as of the date of Tenant's possession.

_____ (initial) All utilities must be activated in Tenants’ name before taking possession. A list of local utilities and their contact information is being provided for Tenant's convenience. Landlord strongly suggests that Tenant begins the utility transfer process immediately to avoid gaps in service. Resident is responsible to heat the home at all times in cold weather to avoid damage by frozen and/or burst pipes. Damage due to freezing such as frozen/cracked pipes, cracked toilets, cracked faucets, and resulting water damage are the responsibility of the resident. Electricity, heat, water & sewer are mandatory for the premises to be habitable. Stoppage of these utilities for any reason will be a breach of this Agreement, possible evidence of abandonment, and reason to terminate tenancy.

Note: Homes with gas heat also need electricity to run the furnace fan.

If by having a utility off could damage my property, and I have the stupidity to report the tenants to the:

Police

Water and Power Utility

Gas Utility

Health Department

Housing

or any other governmental agency, the following would happen

I, the owner/manager, would receive a 5 to 10 day notice saying that if I don't restore those services for my tenant, then I would be prosecuted to the fullest extent of the law, fine Thousands of Dollars and/or Jailed!

The last time the "law", tried to arrest me for allowing someone to live in a rental of mine without Power, I tried to explain to the officers, that

1) These are not my tenants, they are squatters that broke into the property and the authority (Police) refused to intervene, saying this was a "civil matter". The arresting officers were not impressed and continued to read me my rights.

2) This property in now in the hands of the Courts, we are in the middle of an eviction and I"m forbidden-ed by a court order for doing anything on my property, including trespass.

Again the authority was not amused and continued with my arrest.

3) I then had to warn the offices that back in 1983 I had a fight Bill Superfoot Wallace and landed a TKO, that ended up making the victor. That's Bill Super Foot Wallace the undefeated middle weight PKA Karate Champion that kicks 3 kicks per second, clocked at 60 miles per hour. Meaning before your hand-cuffs touch my arms, you'd be down and out.

They laughed at me.

4) Then I said I am the owner of several Jewelry Stores and have a CCW permit. I"m currently armed with Guns, Knifes and

bandages to offer first aid, trying to save their lives.

Then they asked me to show them. I asked for permission to knock them out. They meant to show them my weapons. --207.246.xx.xxx
