No I know that there are state laws that trump anything you could put in a lease.You have to give them x number of months depending on how long they have been tenants there.

Mary, if you don't already have a copy of H John Fisher's book Property Management for Massachusetts Rental Owners, I highly recommend that you get one. It has a lot of good practical information on the do's & don'ts of being a MA LL. It also has samples of just about every form that you might need to successfully run your LL business. You should also consider joining MA Landlords (://masslandlords.net/) an excellent statewide group.
Unless your tenant is either a S8 or is some other type of subsidized renter, I don't know of any statewide requirement that says a MA LL has to give more than a full rental period's notice to terminate their tenancy. Of course, if they have a term lease you can't just terminate the agreement without a valid reason such as nonpayment of some other lease violation. --71.174.xx.xx |
