A guy called interested in selling me a 3 unit building.2 bedroom units, he only gets $342 a month for the first floor unit,wrth about $800-$1000 month with tenant paying utilities i asked why and he said that is all he can afford.he wanted way more than i would pay but told him keep me in mind.Cant help some owners --104.131.xxx.xx

Could he even cover holding at that price?

Last place I sold on contract to another investor closed earlier this year.

I had both sides of the duplex rented for $650/mo. One side moved out, he filled it and is getting $550/mo.

Asked him why and he said new tenant claimed she couldn't afford it. I asked why he didn't just find a different tenant. That's just what he does I guess.

Not my rodeo. He has more places than me and makes more money that me. Mostly deals with D properties. I guess this is how it works in the real world, just not for me. --107.147.xx.xx

You never know. Maybe the first floor is a relative or someone the landlord owes a big favor to.

The thing to watch out for is that the first floor does not have a long lease at that price.

Not common, but it has happened that a landlord signs a long lease with a tenant while the property is in escrow, so my offers also include that the seller can not enter into any new lease agreements or rental agreements during escrow, --76.178.xxx.xxx

NE- he paid $20000 6 years ago and from what i can tell put nothing into it and owes nothing except a year of taxes which makes me think the end is coming.He said he wanted $120000, i said i am not your guy, he asked what i would pay i said i dont want to insult you, he said you wont insult me so i said $40000 but i will take it as is with the low paying tenant and the hoarder tenant and owner financing so you will still make cash flow but without the problems.We will see what happens,maybe get it in a year when the tax bill is more than he can pay. --104.131.xxx.xx

initially he contacted me to ask for a reference for an eviction attorney, i am friends with his uncle and he told him to call me.I told him i would buy it with the nonpaying tenant but he said that was another property so i only know of the 2 but good idea,i will look it up to see the full picture.These things have a way of coming back to me and it will be good to know when i get that call --104.131.xxx.xx
