I didn't want to take away from the other post "Favorite Didital Lock" from RockyMtnLL, but I am very curious about something with those locks.
Given the higher purchase price, battery changes, and lack of reliability, not including time, what is the true annual cost of these types of locks vs. just a standard keyed lock?

That's an insightful question, 6bye. I use them on all the entry doors for my rooming houses, as we have a revolving door of tenants. I can't imagine trying to maintain security with traditional keyed locks. Can you imagine rekeying the entry door locks every time someone moved out and trying to get keys to all the remaining tenants? Or the alternative: expecting that departing tenants may still have access and living with the risk that brings.

With the Schlage Encore lock it's about $300 Vs. $100 in LL locks. The big advantage is I can open and lock the door remotely. I can have up to 100 codes - code for cleaning people, code for tenant. The codes can expire or be good forever. I can make my phone ding every time the lock is used or not.
the disadvantage is that it needs a WiFi connection to do the remote stuff. Without Wi-Fi I would have to be next to the lock and use blue tooth to open and close it. No Wifi it still works as long as the batteries are good. They last a year - 4 AA batteries.
You don't have to worry about lost keys. For the right situations it is worth it. If you are an out of town landlord or do short term or mid term rentals it is a must have. --65.188.xxx.xxx |

If you don't have wifi you can set the codes while you are there with the app on the phone. You don't get to open the door remotely or find out if it is being used. You can still set up some codes and it is just like giving keys to a maintenance man or new tenant. they just can't loose the key. LOL. Digital locks sound good for STRs. Thery are getting better. Not needed for my long term SFHs.
My LLlocks deadbolts - a 10th of the cost. Once installed there is no more cost and no more effort - have lasted for 30 years, nothing for me to do from my office, no codes to track, reorganize, or delete, no need for wifi, no internet troubles, still works in a power outage, no batteries.
We installed digital locks on our sober living homes at the agency's request. Lots of fiddling to get them set up and occasional service runs.
No lock outs because we use a deadbolt and passage knob. The res has to step outside with their key to lock the door behind them, so they have their keys.
Legal: our state law defines POSSESSION as giving the keys or returning the keys. Our judge asks "Did you return the keys?" Not sure how that plays out with returning digits.
